Karalee Shopping Village: KFC, car wash and Beaurepaires planned in new expansion

A KFC is just one of the retailers ready to move into Karalee Shopping Village if a major expansion is given the green light by council.

A new KFC, car wash and Beaurepaires outlet are all planned to form part of another expansion of a suburban Ipswich shopping centre, just over two years after an $80 million project which saw it double in size was completed.

Consolidated Properties and Melbourne-based boutique property finance company CVS Lane Capital Partners completed the huge expansion to Karalee Shopping Village in 2019, which included a new full-line Coles and 15 specialty stores added to the centre.

A new McDonald’s opened there in September of that year.

Now Consolidated Properties has submitted new plans to Ipswich City Council for the 50,000 m2 site.

Approval is being sought to build a KFC and non-mechanical car wash.

“The proposed development is located within an existing car park,” the application noted.

“A total of 32 car spaces will be removed for the development, to accommodate the fast food premises.

“Stage three of the shopping centre extension, approved by council in 2018, provides additional car parking spaces for the overall development.

“This development is integrated as part of the overall Karalee centre expansion.”

Construction on stage three has yet to begin.

“The shopping village forms the primary business, service and recreational centre of Chuwar, Karalee and Barellan Point,” the application noted.

“The residential area surrounding the shopping village is undergoing a transition from large lot residential to low density residential uses.

“The site is also located 900 metres from an access point to the Warrego Highway

“Development of the surrounding land is anticipated to be predominantly low density residential housing.

“The land immediately surrounding the site is characterised by vacant land for commercial expansion and residential lots.”

A separate application was also submitted seeking approval to build a 395 sqm Beaurepaires store on the vacant north west section of the site.

Approval was given in 2019 for this area to become a 24-hour gym.

“The proposed development will be located within the previously approved gym building pad area,” the application noted.

“A total of 16 car spaces are identified as being utilised for the proposed tyre repair station, with a total of 113 available as a shared arrangement for stage three.

“The proposed tyre repair station is considered suitable for the site given its proximity to Junction Road and Warrego Highway.

“The proposed tyre repair outlet is another service which is in current demand in the locality and complements the shopping centre and the overall development.

“The development is also compatible with the various non-residential uses as part of the (shopping centre).”
