Fredrick Kalu and Mahesswaree Nina Unuth submit plans for new medical centre in West Ipswich

Two Ipswich doctors who already run a busy practice in the city have lodged an application to build a new medical hub along a busy road. Check out the plans.

A vacant building wedged between a Bunnings and a heritage-listed pub on a busy Ipswich road will be knocked down and replaced with a new medical centre if a development application is approved by the council.

UK Qld Pty Ltd has lodged the application with Ipswich City Council for the building at 279 Brisbane Street in West Ipswich.

The plans are signed off by company directors and doctors Fredrick Kalu and Mahesswaree Nina Unuth, who own Riverlink Family Practice in the North Ipswich shopping centre.

The 1287 m2 site was previously occupied by Chris Gratton Sheds and has a railway line running behind it.

The building on-site would be demolished and replaced with a single-storey medical centre if the green light is given.

“The proposed building will have a total gross floor area of 215m2, which translates to a site coverage of 16.7 per cent,” the application noted.

“The proposed building will be setback 6.5m from the Brisbane Street road frontage, with 5m of this setback designed to facilitate the future upgrade and/or widening of Brisbane Street.

“The building will consist of a reception/entry area, consulting rooms, treatment area, a pathology room, skin treatment room, staffroom, storage areas and amenities.

“The built form in the surrounding area is characterised as a diverse mix of typologies and eras, which are associated with predominantly non-residential uses.”

The building would be two doors down from the West Ipswich Bunnings store and next to the more than 100-year-old City View Hotel.

Plans reveal the medical centre would have a “contemporary design” with 15 car parks at the rear of the site.

It is proposed the facility would operate from 7am to 7pm seven days a week.

“The site is currently improved by a single storey building, previously occupied by a retail tenant, and ancillary parking and hardstand areas,” the application noted.

“The site also adjoins land that is listed on the Queensland Heritage Register (City View Hotel).

“The site has been previously cleared of vegetation.

“The design for the medical centre at 279 Brisbane Street considers the sensitive context and is respectful of the adjacent, state heritage City View Hotel.

“The small scale of the design is sympathetic to the surrounding context and the City View Hotel, whilst also being a distinctly contemporary design response.

“The important landmark qualities of the City View Hotel are predominantly viewed from the east, along Brisbane Street and the development has no effect on this significant view.

“The hotel has some significance in views from the west along Brisbane Street, however the proposed development of the medical centre does not adversely affect these views.”
