Curtis Winwood’s plans to subdivide land on Schubels Road, Marburg into 15 residential lots approved by Ipswich City Council

Plans to subdivide a 20-hectare block of land outside a rural Ipswich town into residential lots have been approved by the council.

Land owner Curtis Winwood submitted a development application to Ipswich City Council in March, seeking the green light to split land in Marburg into 15 lots.

That has now been given with the vacant site just a couple of minutes south of the small township, which is a popular road stop for tourists just off the Warrego Highway.

The land over 45-85 Schubels Road will be subdivided into 15 lots of about 3000 m2, with a 14.9 hectare block to remain vacant for now.

The Country Hills housing estate, which was first approved for 49 lots in 2014, is just to the north and a new road will be built to service future residents in the recently-approved development.

The council raised issues with how sewage for the development would be dealt with, as there was no existing Urban Utilities infrastructure on or near the site.

A self-contained sewerage system, such as what is used in the Country Hills estate, was proposed.

“Based on the percolation test report the findings indicate that all fifteen proposed blocks would be suited to Advanced Secondary Treatment for the onsite surface effluent disposal system,” the applicant responded.

“There is sufficient room for up to a four-bedroom dwelling on all proposed blocks to dispose of their wastewater. This equals six persons with an average daily water consumption of 150 litres per day.”

The original application noted there was no existing approvals in the council’s system for the site of the development.

“The proposed new road will be a local access road, not a through road and thus will only service local traffic, reducing amenity impacts on residential lots,” the application notes.

“The proposed new road will allow for future extension to the east at a time when the neighbouring property develops.”
