A renovated Brisbane house has smashed price expectations at auction, drawing fierce bidding and a jaw-dropping final sale that’s just set a new local record.

A stylishly renovated family home in Brisbane’s inner north has smashed the suburb record, selling under the hammer for $1.7 million in front of a crowd of onlookers on Saturday morning.
The three-bedroom, one-bathroom house at 101 Swan Street, Gordon Park was snapped up by a buyer’s agent bidding on behalf of a young couple relocating from New York.
The auction, conducted by Ray White’s Christian Hamilton, drew seven registered bidders, with four active participants driving the final sale price to the highest ever paid for a property of its kind in the area.
Vendors Bec and Louis Tuttle had transformed the home on its 405 sqm block, setting a new benchmark for the tightly held pocket of Gordon Park.
Mrs Tuttle said she and her husband were thrilled with the outcome.
“We’re pretty relieved and very happy,” she said.
“We felt super comfortable the whole way through. We had regular updates from the agent about potential buyers and appreciated her honesty.
“We knew what to expect on auction day and had an idea of what the situation would be like.”
The couple, who attended the auction with their two-year-old son Harry, said they would now be able to move closer to extended family.
The home’s blend of character charm and modern updates was a key drawcard, with buyers responding to the property’s liveability and location.
Lead agent Holly Bowden, of Ray White Wilston, said the result exceeded expectations and rewrote the record books.
She said competition was strong on the day, including interest from within the industry.
“I sold the last one in the area for $1.5 million earlier this year, just two doors down, and at the time that was a record price,” Ms Bowden said.
“Now, this is the new record price.
“Another agent from a different brand turned up looking to buy the home for himself.
“He recognised it as a good piece of real estate and that speaks volumes.”
Gordon Park, just 6km from Brisbane’s CBD and bordered by Kedron Brook, continues to grow in popularity among families and professionals seeking access to green space and connectivity.
Ms Bowden said buyer demand remained strong across the inner north.
“Well-presented homes in great locations are still commanding competitive bidding,” she said. “This result shows that quality real estate is holding its value and setting new highs.”
The sale of 101 Swan Street is expected to further fuel demand in the suburb, as local agents field increasing interest from interstate and international buyers looking to settle in Brisbane ahead of the 2032 Olympics.
