There are 20 million-dollar-plus homes on the market in the Gladstone region right now with a combined total asking price of $33 million.

Nine of them have only three bedrooms.

Two of those are the most expensive of the lot; a cattle property near Lowmead is going for $2.8 million and there's a $2.33 million home in Baffle Creek.

The latter is being sold by the family of one of the most generous ladies who has ever lived between Gladstone and Bundaberg.

The former home of American Anne Marie Geck, who died in January, at 830 Fingerfield Rd Deepwater has landscaped gardens, backs onto the Broadwater and with 190 acres is extremely private, not dissimilar to its former owner.

Mrs Geck lived between Sydney, Switzerland and her Deepwater home but she told locals her last thoughts at night were always about the Baffle Creek area.

She donated money to build the Wartburg Rural Fire Station and contributed to other local organisations without asking for recognition.

Re/Max Coastal Lifestyle agent Sue Robertson said that property had only been on the market for a month and there had been 12,000 people look at it online.

"It is reasonably priced considering (the area) has two blocks which have been going for $500,000 without a home," she said.

"These properties don't sell overnight but it's the best home in the area."

Harry Harrison, a builder by trade, understands that, as he too tries to sell his property at 20 Shady Ln, Agnes Waters, for a cool $1.2 million.

He built the home with 180 degree views of the point break wave six years ago.

Perched on a ridge, the three level home has a balcony on each level to take in the views.

Harry said he and wife Muriel decided to move from the Sunshine Coast to Agnes Water for the peace and quiet and always dreamed of living in a home with oceans views and that's what he thinks will be the drawcard for perspective buyers.

He does have some competition with 11 of the 20 million-dollar-plus homes on the market having ocean views.
