The Green retirement village to be built in Hervey Bay

Plans have been unveiled for a futuristic development at Hervey Bay including five gated ‘villages’, four premium residential estates, medical centres, commercial precincts, cafes and multiple sport precincts. SEE THE PLANS

A huge retirement village featuring a restaurant, clubs, medical centres and 1000 units is proposed for Hervey Bay.

Plans for the development lodged with Fraser Coast Regional Council reveal the developer is eyeing a block at 193 Pialba Burrum Heads Road for the project.

The land, located west of the Grinsteads Rd and Pialba Burrum Heads Rd intersection at Dundowran Beach, is currently vacant.

According to the development application before council, the 47ha estate is called The Green, and will include 1000 residential units, seniors’ residences, medical centres, clubs and a restaurant.

In the application, the village is described as a “first of its kind, model lifestyle community for the future”, which will showcase “cutting edge green technology” and a “green, back to basics lifestyle”.

It is proposed the estate will include five gated over 55s “lifestyle communities”, four “premium residential estates”, a modern aged care facility, and commercial and recreational precincts.

The “natural recreational precincts” include a flower farm, and community herb and vegetable gardens.

“The Green represents an entirely new way of living,” the application says.

“One that combines innovation, nature and community as well as state-of-the-art recreational facilities.

“Inspired by beautiful European villages of a bygone era, the Master planned estate is a collection of smaller, individual communities or ‘villages’ where residents can come together and engage with each other at a central village ‘common’ or park complete with its own clubhouse.”

The massive estate proposes to offer six sports precincts featuring a tennis club, lawn bowls club, health club, aquatics centre, lagoon pool and mini golf site.

According to the application, the estate will also feature three “championship mod grass tennis courts”, a “champion size bowling green” and aquatic centre with a 25m lap pool.

The residential care precinct will comprise two, three-level buildings with 130 rooms.

According to the application, the four “luxury residential estates” are intended for “all ages” living.

Two of those precincts will have a three-level apartment building, with 120 units in each.

Another precinct will have 48 townhouses, while the other will host 34 spaces for “RV homes” for those residents who spend time travelling.

According to the application, The Green also proposes to be “entirely self-sufficient for energy”, with each home fitted with solar panels, and charging capabilities for electric cars.

There will also be a speciality restaurant and cafe, private dining rooms, a sports bar and function centre on the premises.

According to the council website, the application was previously lodged and withdrawn in March 2020, and was received again on August 8, 2022, for consideration.

The developer is Dundowran Pty Ltd Salacia No 2 Trust.
