THE ISLAND at Toogoom will go under the hammer on December 9, after Aussie Rob gave up on his dream to turn the property into a five-star lifestyle resort.

As reported by the Chronicle earlier this month, a $4.1 million contract between "Aussie" Rob Wilson and title-holder Brett Gunderson fell through and Mr Wilson has moved from the island.

But while grand plans for a beachside resort may have faltered, there is still the opportunity for another entrepreneur to turn the property into an island dream home.

Ray White coastal properties agent Scott Wagner said he could not comment on what price he hoped to reach, but he was confident the property would be sold.

"It has the privacy and the seclusion of a freehold island with the benefit of instant access to the mainland," Mr Wagner said.

"You would be able to pop over to pick up bread and milk, and just five minutes later you'd be yahoo-ing around the Island again."

The 23-hectare freehold island is only 400 metres from the mainland and has two buildings - a main three-bedroom house facing the mainland that could sleep up to 20 people, and a smaller "artist's retreat" on the eastern side of the island.

Unlike some other island properties, even the beaches are on the title, ensuring they are private property for the new owners.

"A lot of locals think they know everywhere around, but there is a secret crabbing spot that comes with the property," Mr Wagner said.

"The buyer will unquestionably be the envy of everyone else."

The auction will take place at Ray White's corporate office, Level 7 Riverside Centre, 123 Eagle St, Brisbane, at 11am on December 9.
