Inside multimillion-dollar retail centre planned for Boat Harbour Dr

Plans for a huge retail development on 3ha of prime real estate in the heart of Hervey Bay are about to go before the region’s elected leaders.

Plans to build a multimillion-dollar retail outlet centre along Boat Harbour Dr, and anchored by Spotlight, will be voted on today by Fraser Coast region councillors at a special meeting.

One of the last remaining vacant blocks of land in Hervey Bay’s city centre will soon be under the Spotlight – this time literally.

The craft and hobby mega chain is one of several franchises hoping to call the 3ha-site home under plans to build a multimillion-dollar retail showroom centre there.

SPG Developments want to open the centre on the land, which is owned by Bunnings.

Fraser Coast region councillors are being asked to approve the development at a special meeting on Wednesday.

Bunnings has owned the land at 200 Boat Harbour Drive (at the Taylor St intersection) since 2010.

It paid $9.9 million for the block, according to CoreLogic records.

Traffic will be able to enter the centre from Taylor and Hunter Streets, but not Boat Harbour Dr.

The land was once expected to be the site of a new home for the hardware giant, but in recent years it decided to make a $55 million move to a vacant block behind the existing store at the corner of Main and McLiver Streets.

The land has instead become the centre of a multi-store proposal by SPG Developments, to be built in two stages.

The first would front Boat Harbour Dr and Hunter St, and include a showroom, shops and a food outlet.

Stage two would add a gym, another showroom, more shops and another takeaway food outlet.

The centre will be built on a piece of vacant land adjacent to Bunnings. The land is owned by the hardware giant and was originally expected to house a new Bunnings building.

This section would abut Boat Harbour Dr and Taylor St.

Traffic would be able to enter from two points on Hunter St, and one on Taylor St and unable to enter from Boat Harbour Dr.

Almost 450 parking spots would be provided for customers and staff across two levels; 371 of these will be underneath the building fronting Hunter St.

The development would sit next to houses on its northern side.

The land had already been approved for construction of a Bunnings hardware store, the application stated.

That approval was given by the Fraser Coast Regional Council in November 2016.

Soil testing was undertaken on the block in March.
