A $100 million over 50s community development is now under construction in Hervey Bay, with the first stage of the project already 90 percent sold.
A ceremonial sod-turning event for the Liven Beach Road community was held on site last week, officiated by Fraser Coast Mayor George Seymour, alongside representatives of land lease community owner and operator Liven Communities and future residents.
The next stage of new homes has now been fast tracked to meet demand, according to a statement from the developers.
The first luxury homes at the land lease community were almost sold out within days of the project’s launch with a second stage featuring 18 homes just released and priced from only $565,000.
Last week’s event was a double celebration as Liven Beach Road is the first project for Liven Communities, a Queensland-based provider of luxury homes and resort-style facilities for over 50s.
Centrally located in Urraween and only 300 metres from Stockland Hervey Bay Shopping Centre, Liven Beach Road will offer a total of 132 homes surrounding more than 1000 square metres of leisure and entertainment options.
Liven Communities manager of developments Steven Wright said the strong early interest from buyers was a credit to the project’s design, location and affordable pricing.
“It is incredibly exciting to be officially starting work on Liven Beach Road,” Mr Wright said.
“We have already received close to 1,000 enquiries and moved quickly to release the second stage to keep up with the strong demand from local, state and interstate purchasers,” he said.
“Liven is all about doing things differently, appealing to a young-at-heart generation looking for a mix of luxury, connection and new adventures as they look to enliven their lives in retirement.
“At Liven Beach Road, we are incorporating an impressive quarter of an acre of dedicated recreation and lifestyle facilities, including a swimming pool, spa, gym, salon, cinema, bar, lounge, barbecue areas and even a fire pit.
“There will also be courts for pickleball and tennis.”
Liven Beach Road features a selection of homes that have been custom designed for the community, giving buyers the chance to choose the ideal home for their current and future needs.
Among the designs is a spacious single level home with two bedrooms, two bathrooms, an ultra-modern kitchen with high-end Smeg appliances, secure garage and ducted air conditioning, priced from just $565,000.
With the first home slab expected to be poured before Christmas, the first residents will be moving in around mid-2025.
Mr Seymour said Liven Beach Road was a great addition to Hervey Bay and would help to meet continued high demand for new homes.

Early buyers Gloria Parnell, 75, and husband Garry, 79, are excited about moving to Liven Beach Road next year.
The couple have spent the past 19 years in Scarness after moving from Brisbane to escape the “rat race”.
They are now ready to downsize from their four-bedroom home into a modern two-bedroom property.
“We’ve been thinking about moving for a few years but didn’t want to move into a retirement village so when we saw Liven Beach Road we thought it was the perfect option,” Mrs Parnell said.
“This way we keep our independence and still get to own our home. From what we’ve seen it looks like a great community and is close to the shops and the doctors.
“I like to keep active so will be using the gym every day. I don’t swim but I’ll get myself a pool noodle and get in the pool.”
Gloria is looking forward to meeting her new neighbours and showing them the sights and sounds of Hervey Bay.
“I never thought I’d leave Brisbane because I was raised there, but here I am in Hervey Bay and I’m absolutely loving it,” she said.
“It was the best decision we ever made. I like everything about it.
“The beaches are lovely. I like the walkways and cafes, and nothing is very far away.”
