As the demand for homes on the Fraser Coast continues, and rental availability remains at an all-time low, there are still bargains to be found in the region.
New data from the Real Estate Institute of Queensland showed the state’s tight residential vacancy rates had not shown any substantial signs of easing.
On the Fraser Coast, vacancy rates remain particularly low.
Hervey Bay’s was 0.6 per cent while Maryborough’s vacancy rates were 0.2 per cent.
PRD Maryborough agent Tony Nioa said despite the low vacancy rates, there was a silver lining in that purchasing a home was still affordable on the Fraser Coast.
Particularly in Maryborough, there were still homes available for less than $300,000.
“And if you’re a bit handy, you can make money,” Mr Nioa said, referring to renovations.
Homes in Maryborough also tended to sit on decent sized blocks around 800m, he said.
Mr Nioa said there was definitely still an opportunity for people to get into an affordable home, but there would be more housing supply issues down the track as Maryborough’s jobs boom continued and more people sought to move to the region.
He said more than half of the homes for sale in the region was under $350,000 and the current median price in the Maryborough region was $364,400.
The average mortgage in Queensland as of August 2022 was $$523,191, according to the latest lending indicators from the Australian Bureau of Statistics.

208 Bidwill Road, Bidwill, $240,000
The two-bedroom home at Bidwill is only 10 minutes from Maryborough’s CBD.
The lowest home is on a 9572m2 lot.
At $240,000, it is one of the cheapest homes currently for sale in the Fraser Coast region.
