Prime Site: Extreme industrial leasing deal heralds city’s endless winter

SUNSHINE state skiers and snowboarders will be able to hit the slopes year-round at a huge indoor suburban mecca that should more than satisfy snow and adventure sport enthusiasts.

THE endless winter is coming to Brisbane’s northside.

Arguably the most extreme leasing deal struck this year in the city’s industrial market is set to transform a Hendra warehouse into a suburban mecca for skiers and snowboarders.

Snow enthusiasts will be able to hit the slopes year-round at the 5523sq m facility at 370 Nudgee Rd.

It is being converted into an indoor snow sports and adventure centre — complete with hi-tech ski slope simulators that are giant treadmills with a surface of white synthetic grass and have adjustable incline and speed.

Urban Xtreme Adventures has committed to a seven-year lease plus options at the Goodman-owned facility and is due to open the centre before Christmas.

The leasing rate has not been disclosed but industry sources indicated it would fetch a net rental of $100-$110/sq m.

The concept for the indoor sporting facility is the brainchild of Lindsay Davis and her husband Darren Montgomery, who have a passion for snowboarding and keeping fit.

Its adventure elements will also include a laser tag course, plus trampolines, climbing walls and a ninja warrior course.

Savills’ Shaw Harrison, who negotiated the deal, said the couple had been struggling to find a suitable venue for the concept.

“We have assisted a number of sports and recreation users to secure premises across Brisbane and were able to streamline the building identification process and create a number of solutions for them to consider,” he said.

The Hendra facility includes office space, a high bay warehouse plus an additional large mezzanine deck overlooking the new adventure arena.

Urban Xtreme’s Lindsay Davis said more than 400 pre-sale passes had already been sold to customers from its website.

Ms Davis said the hardest part for the business initially was selecting a property location and a suitable building.

“However, the incredible 12m internal clearance of the Hendra facility plus the car parking and access made the decision easier,” she said.

“The other main drawcards for Urban Xtreme were the main road frontage, separate driveway entry for customers, proximity to the Gateway Motorway interchange and great surrounding residential catchments.”
