Developing Queensland: Penthouse buyers seek out space and luxury

Interstate and international buyers used to living in apartments are seeking out larger floorplans with luxurious finishes. Find out where they are looking.

A demand from interstate and international buyers is helping fuel penthouse designs with large floorplans and stylish finishes.

Gardner Vaughan Group (GVG) director of finance and sales Samuel Gardner says the company is finding buyers from outside Queensland who are used to living in apartments and are seeking out luxurious and larger layouts.

It comes as GVG has launched its Penthouse Collection at the $87m Stonebrook Stones Corner development, 6km from Brisbane’s CBD, which has also attracted interest from downsizers.

“The Penthouse Collection provides a more expansive space, so buyers don’t feel like they have actually downsized,” Mr Gardner said.

“We are also finding interstate and international buyers are used to living in apartments and are seeking out these larger floorplans with luxurious finishes.”

Mr Gardner said the company was definitely catering to a market where downsizers did not want the ongoing maintenance of a large home and were looking to stay within their local area.

“This is where their doctor, dentist and favourite cafe are, this is their home,” he said.

“They are wanting to feel like they are living in an open-plan home without the ongoing upkeep and at Stonebrook, the Penthouse Collection provides a feeling of space, luxury in a convenient and coveted location which becomes their new home.

“GVG have built four-bed apartments for over 10 years, however the size and level of specification is certainly growing.

“In this market, we feel buyers are looking for properties with house-like proportions, in low-maintenance development complexes, and in dense infrastructure hubs promoting conveniences such as the connectivity to the CBD, for restaurants, shows etc.”

Mr Gardner said their buyers understood the pressure involved in renovating houses correctly, and so they were particular in how their penthouse was finished and appreciated the functional design.

Apartments in the Penthouse Collection range between $1.8m and $2.5m and have more than 200sq m of floorplan.

Mr Gardner said highlights in Penthouse Collection apartments included ensuites to all bedrooms, and expansive balcony spaces, some more than 50sq m with movable privacy screening to control light and breezes.

He said Stonebrook Stones Corner had a prime park-side position high up in Stones Corner, and was drawing the attention of growing families and affluent downsizers wanting to be part of a growing suburb with freshly-developed parkland on one side, shops and dining on the other.

Alder Developments snapped up a 100ha block in Cannon Valley and is planning to release more than 500 residential lots.
