Western Downs property: Bargain buys across the region revealed

The Western Downs has welcomed new residents from all over Australia as buyers are opting for an affordable housing option in rural Queensland, over paying significant rent rises in the city.

Elders residential sales manager Brian Laverty and branch manager Kylie Sankey revealed current patterns in the housing market was why people were choosing to make the move to the Western Downs.

“A lot of buyers are coming from out of town,” Mr Laverty said.

“I had buyers two weeks ago that sold their property and moved to Dalby, which is happening on a fairly frequent basis.

“Dalby and the Western Downs is still very affordable for what you can buy and it’s also very affordable when you look at what some people are paying in the seaboard area.”

Mr Laverty said he’s had recent buyers move from locations such as Bribie Island, Gold Coast and even northern NSW.

According to Mr Laverty, job opportunities were one of the reasons behind people making the move, however at the end of the day affordability was the biggest drawcard.

“Our biggest problem at the moment, is there’s not a lot of stock,” he said.

“Because stock is down and the demand is there, (it means) we’re in the price bracket where an interest rate hike probably doesn’t hurt as much.”

Mrs Sankey added that due to rent increases, people were considering buying a home more than before.

“(People) look at buying a property and paying less rent or basically the same amount and actually owning their home,” she said.

The pair advised that while rent has increased in the region it hasn’t matched the increase seen in major cities or seaborn areas.

“People put something on the market and the phone rings straight away,” Mr Laverty said.

“That makes anyone that’s still buying now, they should be confident because I can’t see us having a down turn.”
