Kogan’s White Rock Cafe 45km west of Dalby along the busy Condamine Highway has hit the market for just $485,000 with massive profit potential.
Established in 2006, the business has been operating successfully for nearly two decades with a strong, loyal customer base and is located in an area with booming industries, including gas, solar farms, and feedlots, the cafe serves local residents, workers, and travellers.
Sitting on 2000 sqm of land with 160 sqm of building space it is the only cafe and petrol station in town, with the seller saying buyers can enjoy a lack of local competition.
The site also comes fitted with an 18kW solar power system, reducing electricity bills by 85 per cent, making it a highly cost-efficient operation.
Owner Tony Cielo who has also owned the Kogan Hotel for 33 years said he had loved his time living and working in the town but it was time for a change.
“The hotel was leased out for five years and I was working at the power station and running the hotel next door and decided to purchase it,” he said.
“I have been running it for 12 years, it's the best job you'd ever want, you’re your own boss and you live on the premises, walk outside in the morning get everything ready and answer to no one.
“It has been 12 years at the cafe and 33 years at the hotel, I’ve really enjoyed living here but I’m at the age now where I want to move onto else.”
Mr Cielo said he was also in the process of selling the hotel internally to a local power station worker.
Mr Cielo encouraged buyers to get in touch and was particularly keen on a local taking the reins.
“If you own this place you’ll will never have to own another place, it's good money, and one person can run but it's perfect for a couple,” he said.
“Kogan is a good little town with no crime, it’s perfect for people who want a peaceful lifestyle.
“It's located in a triangle between Dalby, Chinchilla and Tara and you get a lot of trucks coming through and all the gas industry and feedlots are here.
“I honestly think it will be locals that will buy it, most of the people are inquiring are people from overseas but they tend want to stay close the city, people who know and like the area and know the potential would be preferable.”
