Innes Park development to add 85 homes and parklands

A new master planned estate at Innes Park will extend the coral waters community, offering diverse housing, parklands, and improved infrastructure.

A major residential development has been proposed for Deering Place, Innes Park, with plans to create 85 new low-density residential lots and surrounding parkland.
The 36.54 acre site is located about 15.5km east of Bundaberg’s CBD and 680m south of the Innes Park and Burley Road intersection.
The land is currently vacant with some tree coverage and sits within the Emerging Community Zone.
The development will expand the existing Coral Waters Estate and offer a mix of lot sizes:

18 lots between 600m² and 800m²

47 lots between 800m² and 1,000m²

17 lots between 1,000m² and 1,200m²

Three lots over 1,200m²

The site is well-connected, with Deering Place providing access and linking to a new internal road network, including interconnected streets and cul-de-sacs.
Footpaths will connect the development to the current Coral Waters Estate, providing easier access to nearby shops, parks, and public transport.

Essential infrastructure like water, sewer, electricity, and telecommunications will be extended to service the new lots.
The site already has access to a 150mm water main and a nearby pump station for sewage disposal.
Power lines and NBN services will also be expanded to reach all new homes.

To manage stormwater, the development will use measures like bioretention basins, swales, and underground drainage, directing run-off toward Palmer Creek to prevent flooding.
Street lighting and passive surveillance will also be implemented.

The development will include open spaces and community amenities such as parks with shelters, seating, BBQ facilities, and walking and cycling paths.
It will also provide pedestrian access to the Coral Cove International Golf Course and future residential areas to the west.

Construction will take place in five stages:

Stage 1: 24 lots, access roads, culvert, open space, and infrastructure

Stage 2: 16 lots, access roads, open space, and infrastructure

Stage 3: 12 lots, access roads, open space, and infrastructure

Stage 4: 16 lots, access roads, open space, and infrastructure

Stage 5: 17 lots, access roads, open space, and infrastructure
