AUSTRALIA's housing affordability has fallen to its worst level in three years.

Real Estate Institute figures show the proportion of median family income needed to meet average loan repayments was 32.4% in the last quarter of 2015 - the worst level since December 2012.

New South Wales was the least affordable jurisdiction and the Australian Capital Territory remained the most affordable area for home buyers.

The only quarterly improvement was seen in the Northern Territory.

No change was recorded in Queensland.
