A three-bedroom, two-bathroom home at 11 Catalpa Street, Eight Mile Plains has sold under the hammer for $1.203m with an opening bid of $800,000. 20 bidders registered for the auction. Property agent Benny Liu from Ray White Rochedale said the result today was sensational. "For a three bedroom, one bathroom home, it's a sensational result," Mr Liu said. "The new owners are locals from Brisbane.
"There is still a lot of interest across the market. "Stock levels are increasing, it’s different to about two months ago where we had less stock. "I do think stock levels will increase over spring."
A four-bedroom, one-bedroom house at 69 London Street, Eight Mile Plains has passed in. Property agent Kevin Chiu said the result was normal and the market has softened up. "There is uncertainty of a potential interest rate impacting buyers", Mr Chiu said.
"There are a more sellers compared with the last two quarters, but no where near the same time as last year. "Listings are still substantially down. "The Eight Mile Plains market is still very strong. "Plenty of buyers want to buy but not enough sellers."
A three-bedroom, two-bathroom home at 6 Hornbill Crt, Algester has sold under the hammer $910,000 with an opening bid of $750,000. Eight registered bidders took part in the auction. Property agent Jason Song from Ray White Rochedale said the result today was positive.
"It’s not bad for today’s market with high interest rates and for what the property is. "I’m feeling positive about the market, lots of new listings coming up with and one of my new listings had 21 groups through. "We'll see more stock come through in Spring."
A four-bedroom, two-bathroom home 40 Gemview Street, Calamvale has passed in for $1.1m with an opening bid of $800,000. Property agent Karl Gillespie from LJ Hooker Sunnybank Hills and Mt Gravatt said despite the result there was still strong interest in the property. "I have two parties interested, so I expect the property to sell within a week," Mr Gillespie said.
"The result today wasn't too bad, it passed in at $1.1m. "The Calamvale market is very strong at the moment but there's still not enough houses for sale, plenty of buyers though."
A three-bedroom, one-bathroom home at 11 Triantha Street, Algester has sold under the hammer for $745,000 with an opening bid of $700,000. Six bidders registered for the auction.
Property agent Gonnie Nahar from Place Sunnybank said the result was positive. "The owners and I are very happy with what we got today," Mr Nahar said. According to PropTrack data the median house price for Algester between August 2022 and July 2023 is $773,000, up 0.5%.
Two buyers have gone head to head in an auction at 130 Lustso Rd, Tarragindi with the property selling for $1.258m with an opening bid of $1.218m. Two bidders registered for the auction in total, with one registering 10 minutes into the auction. Auctioneer from Apollo Auctions Justin Nickerson said they reached an agreement to put the property on the market at $1.218m. "The auction was very interesting, the second bidder registered 10 minutes after the auction started and bidding in increments of 10 but landing on eights."
Property agent Mark Diamond from ATLAS said the auction was intense towards the end with the winning buyer's having a unique strategy ending their bids in lucky eights. "Out of the open homes we’ve had a couple of people coming into the market for the first time. "Stock and appraisals are starting to pick up in the last two to four weeks. "The prestige market is stronger than the regular market, it's holding consistent across Brisbane."
A five-bedroom, three-bathroom home at 41 Mayfield Street, Ascot has sold under the hammer for $4.03m with an opening bid of $2.3m. Nine registered bidders took part in the auction. Auctioneer and Ray White Collective principal Haesley Cush from Ray White said the auction had a great crowd and really strong bidding. "It (the auction) opened quite low at $2.3 million and then steamed up to $4 million when it was called on the market, then two buyers battled it out in really little bids before it eventually sold for $4.03 million under the hammer.
"It’s a recently refurbished property which is a perfect example of what people are looking for in Brisbane because it gives them certainty about what the final property will look like in an uncertain construction cost environment. "We had local and international buyers, I believe it went to a local buyer." Principal of Ray White New Farm, Matt Lancashire said he was happy with the result today. "Mayfield Street is a beautiful street, the home has been renovated to an incredibly high standard," Mr Lancashire said. "We've had 100 groups over the last three and a half weeks. "There were buyers from interstate, international and locally. "When you're dealing with the high price bracket, buyers aren't focused on interest rates and not relying on finance. "Even if the listings increase the buyer demand will still be high. "We're seeing a huge amount of people coming into South East Queensland there's still 30 per cent more buyer activity than last year, it's the perfect storm. "If you look at any market across inner city Brisbane there is no stock at all."
A three-bedroom, one-bathroom home at 13 Rinto Drive, Eagleby has passed in at auction. Property agent Brian Reynolds from Century 21 M1 said despite the property passing in the property market in Beenleigh was still stable.
"Everything is pretty stable at the moment, what we really need is more stock," Mr Reynolds said. "The interest rates rises mean nothing to buyers, it is the cost of the living that is putting the pressure on them. According to PropTrack the median house price in Eagleby from August 2022 to July 2023 is $500,000, up 0.8%.
Shailer Park home sells for $876,000 in a competitive auction
A four-bedroom, two-bathroom home at 13 Mayda Street, Shailer Park has sold under the hammer for $876,000 with an opening bid of $600,000. The auction had a total of 13 bidders. Property agent Rebecca Cudderman from Ray White AKG said the result was strong even though the property needed a bit of work. "We saw 50 to 60 groups through this property throughout the campaign," Ms Cudderman said. "We met the reserve at $750,000, so we got more than what we expected. "The underbidder missed out on the property by a grand.
"Usually if the property is a family home, it’ll be selling into a week or two. "There’s a lack of stock in the Logan region lots of families wanting to get into the area. "Buyers generally speaking are from South East Queensland. "Anything that is move in ready or developments is selling." The new owners are down sizers who already live in the area.
