Application lodged with Bundaberg council for new units at Avoca

A HUGE new redevelopment of a local leagues club could result in 20 new residential apartments and new townhouses being built just a stone’s throw from the heart of Bundaberg.
A material change of use application was recently lodged with Bundaberg Regional Council for a residential unit complex and cafe at Avoca.
According to the proposal document, the project would involve the redevelopment of the Western Suburbs League Club for a staged residential unit complex consisting of six townhouses and 20 units.
The document says council already accepted that sport and recreation uses may no longer be the best fit for the land and approved a non-sporting use in 2017.
“The site is fully developed and connected to reticulated services, and the proposed development would benefit the locality and region by providing a type of residential development that meets different points in the price market and an infill density not currently being realised within the area,” the document says.
“This would assist with meeting the sharp increase in population growth that the region is experiencing.”
As well as the new townhouses and units, the proposed development would also include a cafe, pool and deck area.
The six townhouses would each have three bedrooms, with four of the units having four bedrooms.
Eight of the units would have three bedrooms, with the remaining eight having two bedrooms.
The development would also have 58 covered parking spaces for residents, with seven visitor parks and six additional parking spaces for the cafe, as well as a dedicated PWD space.
The development would also be close to the Bundaberg Hospital, Friendlies Medical Suites, Mater Misericordiae Hospital, Sugarland Plaza and Bundaberg West State School.
