Brisbane southside houses being snapped up within three weeks

HOUSES in one particular area of Brisbane are being snapped up faster than anywhere in the state. And the top two suburbs are neighbours.

HOUSES in Brisbane’s southside are being snapped up the fastest in the state, with the top suburb seeing homes change hands in just over three weeks.

Data released as part of The Courier-Mail What Is Your Home Worth report, out Saturday, shows Carina Heights leading Queensland with properties there taking just 23 days on average to sell.

Neighbouring suburb Mansfield was also notching similar levels of buyer interest, taking just 26 days on average for a property to sell.

All but two of Queensland’s 20 fastest selling suburbs were in Brisbane. Only Toowoomba’s Kearneys Springs (33 days) and Toowoomba City (37 days) were able to keep pace with the state capital, most of which sprung off growing demand linked by gas field development in the Surat Basin.

Sonya Treloar of Ray White - Ascot has seen a lot of interest generated in a luxury five-bedroom Carina Heights home at 7 Pine Mountain Court, which goes to auction at 6pm on December 9.

She said low interest rates had injected a lot of confidence back into the market.

“There is a bit of speed in the market in general right now. There are higher clearance rates at auctions, lots more registered bidders and a lot more enquiries. Because interest rates have been on hold for a while that’s putting confidence in the marketplace which is seeing property selling quicker.”

Queensland’s 20 fastest selling suburbs took from 23 to 39 days for houses to sell — compared to the state average of 64 days — with 60 per cent of the top movers coming from the southside of Brisbane.

Houses in Salisbury were in demand (29 days), as well as Carina (29), Tarragindi (30), Runcorn (31), Holland Park (36), Murrarie (38), Drewvale (38), Yeerongpilly (39), Tingalpa (39) and Wishart (39).

Five northside suburbs made the top 20 list including Keperra (28 days),

Everton Park (35), Chermside West (38), Stafford Heights (38) and Virginia (39).

In the inner-city, only houses in Petrie Terrace were selling within the top 20 pace, taking 37 days to land a sale.

When it came to unit sales, only three suburbs were within the reach of the house sales top averages — Camp Hill (30 days), Centenary Heights in Toowoomba and Coorparoo (both 36 days).
