Brisbane developer sells insane hinterland mansion for record price

The jawdropping Sunshine Coast hinterland home of a Brisbane developer has sold in a hushed private deal.

THE jawdropping Sunshine Coast hinterland home of Brisbane developer Brook Monahan has sold in record time in a hushed, private deal.

The Mosaic Property Group founder and managing director, his wife, Kathryn, and their four children have lived in the multi-award-winning estate, ‘Two Roads’, for the past 15 years.

Set in the hills behind Maleny, the 74ha property features a 1500 sqm, six-bedroom homestead which was completed in 2016, having been designed in partnership with Aspect Architecture.

Speaking exclusively to The Courier-Mail, Mr Monahan declined to reveal any details about the buyer or the sale price given the strictly confidentiality surrounding the sale, but it is believed to be a record for a property sold in the Sunshine Coast hinterland.

The previous record sale in the immediate region was a property at 236 Mountain View Rd, Maleny, which originally sold for $7 million, while another hinterland property at Cooroy Mountain sold earlier this year for $9.5 million, but it’s understood ‘Two Roads’ sold for much more than that.

Industry sources say price expectations were for between $15 million and $17 million.

The property is understood to have sold to an Australian buyer and was under contract within 10 days of first listing and unconditional in just 2.5 weeks.

Multiple back-up buyers were waiting to see whether the initial contract proceeded.

Mr Monahan said the response during the marketing campaign was “overwhelming” with hundreds of genuine enquiries and four genuine offers received in that short timeframe.

“Once we agreed in principle on a sale with the buyer (subject to a very short due diligence period), we received subsequent offers at a higher price, but still honoured our original agreement in principle to go to contract with the chosen buyer on the basis of a short DD period,” Mr Monahan said.

“But the type of people/family looking to become custodians of our family home was a really important part of deciding whose offer to accept and sell to, which is why we agreed to sell early despite the extremely strong interest and competing offers.”

Mr Monahan said an increasingly busy schedule and changing family needs, with four growing children, was the primary reason behind the decision to sell.

“Two Roads was conceptualised as our forever home,” he said. “Everything about it has been planned, designed, built, and finished with clear, meticulous intent to achieve, what I humbly believe, was a very privileged living experience.

“The decision to move on was an extremely tough one to make as a family, but the right one, given the substantial time commitments required elsewhere.”

The dining and living areas in the pavilion-style home have multiple wood fireplaces under soaring VJ ceilings and exposed rafters of up to 4.8m.

The master-planned property has been a working farm with 45 head of cattle plus horses.

Its facilities include an Olympic-sized dressage arena, a commercial-sized gym, a helipad, and a huge living and recreation space hidden beneath the tennis court.

The property has won a slew of prestigious architecture and design awards, including Queensland Home of the Year 2016.

The Monahans intend to move into the beach house they own on the Sunshine Coast “for the time being”, while also eventually residing part-time in New Zealand.

Mr Monahan said Mosaic was “performing well as a business” with a number of acquisitions and new projects underway.

“This year will be our biggest yet, off the back of last year’s record results, although we always hold a very cautious eye to the future,” he said.

“By the end of 2021, we will have settled five projects (over 350 luxury apartments), launched seven stunning new developments and have another six in various stages of construction.

“Add to this several sites in truly exceptional locations that we have worked on relentlessly to secure in our key markets in southeast Queensland.

“As a result, we feel cautiously optimistic about the next couple of years here at Mosaic, but we will continue to monitor this bullish strong market closely.”
