Singer-songwriter Ricki-Lee Coulter and her manager husband Richard Harrison have become Sydney landlords, possibly signalling a more permanent time in the inner city.

They have spent $3.505m on a newly-renovated three-bedroom, two-bathroom terrace in Redfern, but will not be moving in just yet.

As landlords, they have sought $1650-a-week tenants, which reflects a modest 2.45 per cent rental yield. Coulter, who turned 40 this month on Hamilton Island, holds a 99 per cent stake.

The couple are committed to renting a luxury three-bedroom apartment in The Residence, overlooking Hyde Park, on the Sydney CBD fringe at about $4000 a week after selling their Avalon home for $2.845m in 2023.

The couple had been dividing their time between the Northern Beaches and the city for more than a year before the 2023 sale.

The Residence is the same apartment complex where fellow singer Delta Goodrem owns a two-bedroom two-bathroom apartment bought for $4.8m in 2018.

Goodrem and her husband Matthew Copley have been reported by news.com.au to have inspected an oceanfront Dover Heights sale listing.

Coulter’s 1900s Redfern terrace last sold for $1,135,000 in 2010.

Its casual living area opens to a courtyard with integrated barbecue and built-in seating.

There is rear-lane access.

Each of the front living and dining spaces have a restored fireplace and high ornate ceilings. The 130sq m holding sold through Ray White Touma Taylor in just over three weeks on market.

It went up for rent through rental agency Preferental, which was established last year by Kate Lorden and Veronica Morgan.

The median three-bedroom house value in Redfern is $2.2m, up 3.7 per cent in the past 12 months, based on 35 sales, according to PropTrack. Its three-bedroom terraces typically rent out for $1100 a week, with an annual gross rental yield of 2.6 per cent, PropTrack calculates.

The Nova FM drive time co-host and Harrison called Avalon Beach home for nearly a decade before selling two years ago.

The 1990s house was bought for $1.1m in 2014, a year after the couple tied the knot in Paris. Coulter told her 624,000 Facebook followers she was planning their return to the City of Love.

The couple first called a Bondi rental apartment home together about 2010, a year after they met at the Esplanade Hotel in Melbourne.

Coulter is performing at the Beresford Hotel, Surry Hills, this weekend to celebrate 14 years of Beresford Sundays.

Her Nova FM co-presenter, Tim Blackwell, recently – sold his former matrimonial home in Stanmore for $4.65m.

BILLIONAIRE IAN MALOUF BUYS KEY SYDNEY HARBOUR MARINA

Billionaire international yacht broker Ian Malouf has bought a marina on Sydney Harbour. It is whispered to be the Balmain marina leased by Svitzer Australia, Australia’s largest employer of seafarers.

The Cooper St property comprises three levels of office accommodation on a 1348sq m freehold site, along with 5920sq m of leasehold with its prized 10-berth wharf facilities.

The holding was last sold for $12m in 2021 to Svitzer’s landlord April Group on a 3.87 per cent yield, under a four-year lease.

The property is likely to have fetched $30m plus.

The purchase was revealed by Malouf in a recent video interview with the SuperYacht Times website while aboard his yacht Coral Ocean at Cannes, in the south of France.

“I’ve bought a marina in Sydney recently, which I don’t think is public knowledge yet,” Malouf advised.

“We’ve bought a really good marina there. The tugboats are there. We are going to blend that with tug boats and big boats, ‘big white boats’ as we say.”

“We’ve then got a base where all our boats can stay.”

During the interview Malouf expressed interest in owning a shipyard “at some point, never to build new, but the renovation side and the refit side is something we really really like.”

Svitzer, which last month co-sponsored Balmain Sailing Club’s 176th annual regatta with estate agency CobdenHayson, has seven tugs including Warrawee, Waratah and Swift on the historic industrial waterfront of Mort Bay. It is headquartered in Copenhagen.

Malouf established Ahoy Club in 2018, with daughter Ellie overseeing the floating palaces.

Malouf had started Dial A Dump with a truck and a shovel in 1984. He sold the business for $578m in 2018 to rival Bingo Industries.

FORMER PRO SURFER PRIMED TO RIDE WAVE OF SUCCESS WITH BYRON HOME

Former pro surfer Owen Wright and his wife, singer Kita Alexander, have listed one of their newly completed Byron Bay beach houses.

The 2 Daniels St, Byron Bay, property is being marketed at $6.5m by Bryce Cameron of Cape Byron Property.

Designed by Hogg & Lamb, the two-storey house is near Clarkes Beach.

It is one of four freestanding houses developed by Wright’s Paradiso Property group with Burke Urban who’ve each retained one on its Kipling St frontage.

The syndicated headed by the Culburra Beach-born South Coaster in his debut development project secured a $6.5m sale in 2022 to Melinda Clyne, the wife of former NAB boss Cameron Clyne who is known to compete in the Byron Bay Ocean Swim Classic.

The recent four-bedroom, three bathroom home listing has a double garage.

There is an open-plan kitchen and dining area that flows out to a large outdoor entertaining area with pool.

The site was bought for $5.1m on delayed settlement terms in 2018.

The 1,605sq m site had an elevated three-bedroom timber beach house built in the mid-1970s, occupying just 175 sqm of its land holding.

Wright, the bronze medal-winning Olympian, first bought in the district in 2010 for $975,000 after which the 1930s Federation home was architecturally redesigned by Running Dog Design.

Wright began dating Alexander, a Bryon Bay native, in 2015.

“Aside from surfing, my other passion in life has been investing in property [but I only] ever buy if it’s a destination I could see myself living in,” Wright told realestate.com.au in 2022.

“Having had property in Byron Bay for the past decade, I know how hard it is to come by land on a quiet street right next to the beach.”

The longtime Kyle Bay family home of the late master builder Andrew Dobrohotoff, aka Andy Dobbie, has been listed for December 6 auction.

There is $6.5m guidance for the substantial Kyle Parade waterfront offering, which is being offered for the first time in nearly six decades.

The six-bedroom, four-bathroom house has been listed through Sasha Tasic and Andrew Stefanovski at McGrath.

Dobbie, who died in August last year, was co-founder of Cape Cod Australia in 1965 and later Upstairs Downstairs Conversions.

He was born in the Tianjin municipality in China to Russian parents. He and his brother, Serge were schooled alongside another migrant, apartment developer, Harry Triguboff before their lives were interrupted by the Second Sino-Japanese War.

The boys arrived in Sydney from Hong Kong by ship on Christmas Eve 1951.

The Kyle Bay home is full of furniture by the acclaimed Paul Kafka.

His tools are being donated to the St George Men’s Shed in Carss Park.

Kyle Bay settled prices hit $7.3m in 2023, with a recent Kyle Parade sale yet to settle, but expected to have set a suburb record.

CLIFFTOP PROPERTY STILL ON MARKET

A waterfront Bundeena property with an unfortunate history was pulled from weekend auction. It remains for sale through Jonathan Tringas, who had listed it with initial $4m hopes.

The Crammond Ave house was the longtime home of the late Kenneth Dyers, who headed the spiritual healing Kenja Communication group.

The name Kenja is an abbreviated amalgamation of his and her first names.

Janice Hamilton recently withdrew a caveat from the title that had advised she had been given a life interest in the property in 2008.

The title of the clifftop five-bedroom, three-bathroom residence is in the name of Kenja followers Bernard Price, Wendy Tinkler and Amanda Hamilton, with 16 parties as its joint financier.

In 2006 after denials, Dyers was indicted on 21 counts of aggravated indecent assault without consent on young girls, but the matter did not proceed because he was unfit to stand trial. Dyers took his own life at the house in 2007, aged 85, after being informed by police that new allegations were being investigated.

The popular Sutherland Shire destination has had 15 sales above $4m since 2006.

Australian cricket captain Steve Smith is seeking an $885 a week tenant for his Marrickville investment apartment.

The Myra Vale Rd property has been listed through James Hall at Savills in conjunction with Gene Fairbanks of Ray White. The five-bedroom three-bathroom home saw Rod Ellis draw design inspiration from New England architecture.
