Old Brands on Sale site at Queen St, Campbelltown to transform into $400m apartment, retail complex

It’s long been an eyesore, but now an ugly, abandoned shopping centre in the heart of Campbelltown will soon be transformed into a glitzy multimillion-dollar “destination precinct”. See what the plans include.

A $400m plan to transform a rundown site in the heart of Campbelltown into a high-rise complex of 558 apartments spread across five buildings, featuring a tree-lined ‘Eat Street’ and retail space, has been given the green light.

The proposal submitted to Campbelltown Council by ALAND envisions a new “gateway precinct” on a 2.05ha site on Queen St.

The site is currently home to the abandoned Brands on Sale outlet which closed in 2010 when the business went into receivership amid trading difficulties.

The $65m centre had only been open for one year, offering 80 stores over two levels, a food court and hundreds of parking spaces.

ALAND’s CEO George Tadrosse said the company had a track record of revitalising derelict and unused sites into “award-winning” mixed-use developments.

“The Queen St site presented us with a unique opportunity to create a vibrant, community-centric development to act as a gateway to Campbelltown CBD,” he said.

“The current site has been abandoned for many years, and we know the community is ready for new shops and eateries, a public park, community building and much-needed housing within walking distance to a train station and a bus stop.”

The development will aim to be a catalyst for the redevelopment of the northeastern end of Queen St and flow through to the Campbelltown CBD.

Mr Tadrosse said the construction and operational phases of the development were also set to provide several new jobs for the Macarthur region and a brand new Eat Street retail dining precinct.

“After a 12-month assessment period with Campbelltown City Council, we are excited to have the project approved and are looking forward to starting construction,” he said.

“While working with Campbelltown City Council through the assessment process, we have collaborated on a few changes to improve the development.

ALAND also has another application pending approval for an open green space will include multiple play areas for children of all ages including interactive water, sand and nature play, climbing equipment, a native meadow and level lawns.

“These include a 2.5m wide cycle path along the entire Queen St frontage, better connection points for future site access to neighbouring properties, and changes to the facade to brighten the overall aesthetic.”

Mr Tadrosse said Campbelltown was an easy choice for a project of this scale as it was one of “Sydney’s satellite cities” with great affordability, transport and lifestyle offerings.

“It’s also home to one of Australia’s largest universities, a $600m hospital upgrade, Campbelltown Billabong Parklands, Macarthur Square and the mall, giving future residents everything they need within walking distance or a short drive,” he said.

“Now that we have approval, we are preparing the documentation for the construction certificate over the next six months to allow us to commence construction as soon as possible.”
