The new-look Roxy, which will sport lofty colonnades, restaurants and bars adjacent to the metro station, will still keep its Spanish Mission character if final plans are endorsed, a heritage report states.

Owner David Kingston lodged a development application in July for the 94-year-old theatre that seeks to demolish the rear building of the landmark so bars and cafe will face the future Metro station.

Under the plans, six mid-range dining venues including two cafes, alfresco dining areas, bars and restaurants will supercharge Parramatta’s night life.

Subject to approval, there will be elegant colonnades and arches to the building’s west wall, which would also be lined with cafes facing the Civic Link.

A heritage impact report stated the demolition of the back of the theatre was of “little significance’’.

“The proposed partial demolition will result in a moderate impact to the significance of the

building, however the works are considered acceptable and essential for the activation and

the continuing use of the building,’’ it stated.

“The proposed demolition has been carefully considered and are appropriate for the introduction of new functions to the buildings that are compatible, complementary and appropriate to the continuing use of the building, and connection with the adjacent public domain, particularly to Civic Link and Sydney Metro.’’

The report stated significant decorative elements would be kept and changes were sympathetic to the original building.

“The design has been carefully considered to ensure the significance of the Spanish Mission character is retained,’’ it stated.

“The proposed works do not involve the removal of any significant decorative elements.

“In our view, the consent authorities should have no hesitation, from a heritage perspective,

in approving this application.’’

Mr Kingston said the Roxy’s restoration was delayed because construction of the metro station was causing upheaval and he was seeking answers from Metro West if plans for office and residential towers atop the station would proceed.
