Nullabor Holdings to purchase Threeways Roadhouse

'Surprising' strong start to winter as more properties hit the market

THE sale of an iconic Northern Territory roadhouse is nearing completion, with contract finalisation expected within weeks.

Threeways Roadhouse was placed on the market early this year, with Nullarbor Holdings recently securing a deal.

The Queensland-based investor already owns Kings Creek Station and Erldunda Roadhouse in the Northern Territory, as well as Nullarbor Roadhouse and Border Village Roadhouse in South Australia.

A sale price has not been disclosed.

Nullarbor Holdings co-owner and chief executive Tony McFadzean said Threeways was an outstanding investment property.

“Threeways is an outstanding investment positioned really well to capture traffic moving down the Stuart Hwy and given our site at Erldunda we understand the benefits of capturing that traffic flow,” he said.

“As a company we’ve always known that it was a good business to own.

“We just needed the stars to align and to be able to have the financial ability to make the purchase given it’s been a tough couple of years leading up to this purchase.”

The freehold purchase brings with it an existing leasehold with a number of years to run.

“We’ll be great owners,” Mr McFadzean said.

“We’ll look after tour tenant and make sure we’re responsible owners of the business.

“We’re always looking to make sure the visitor experience is a quality one at our properties

“We met with the leaseholder and I think he was pleased to have met the new owners and we’re looking forward to working with him in the future.”

Mr McFadzean said the company would consider future NT purchases.

“I think we’ve always got one eye open for business opportunities that align to our current asset style,” he said.

When completed, it will be the first time Threeways has been sold since 2009.

The NT News reported in February agents Colliers were managing the sale.

Colliers has been contacted for comment.

Located on the Stuart and Barkly highway junction, fuel was first sold at Threeways in the 1960s from a 44-gallon drum until Shell developed the present site and roadhouse in 1972.

The station now consists of deluxe and budget rooms, powered and unpowered sites and a range of visitor services.

Built on an allotment of 5.9ha, Threeways is approximately 25km north of Tennant Creek, 530km north of Alice Springs and about 975km south of Darwin.

In 2020 Threeways Roadhouse received $150,000 from the Northern Territory government’s Roadhouse to Recovery fund. The money was used to build a new family cabin, accommodation, a children’s playground and swimming pool. In the initial advertisement, Colliers said the long-established business had achieved significant success in the provision of fuel, takeaway food and drinks and restaurant food sales.

Threeways is one of many significant properties put up for sale in the last year.
