Developer lodges 60-home Wandana Heights planning application, next to 58-home development

Wandana Heights residents could soon have plenty of new neighbours, with a developer unveiling a $16m bid to build 60-homes on a single block

A popular Geelong suburb is facing a major residential building boom, with developers unveiling plans to build 60 new homes next door to an in-progress 58-house development.

Plans have been lodged with the City of Greater Geelong to build 36 double-storey townhouses and 24 units on a 17,287sq m block of vacant land on Greenway Court in Wandana Heights.

The $16m project on the southern tip of the suburb would be built next to the Cumulus Highton development, comprising 28 medium-density townhouses and 30 new housing lots sitting between the Highton Reservoirs and Princes Fwy.

Planning documents submitted for the Wandana Heights project argue the fresh medium-density housing would provide much-needed property options in the region.

“It provides dwelling affordability and diversity designed to meet changing community needs, in that they are modern, energy efficient and low maintenance,” the documents noted.

“It facilitates more efficient use of a currently under-utilised site in a residential neighbourhood that is undergoing housing density changes

“It provides medium density housing in an established urban area, which is presently experiencing a transition to a more intensive density range of dwelling types as evident by the new 30 lot subdivision and higher density approval within the previous Highton Basin.

“The development is respectful of the area’s neighbourhood character.”

The proposal aims to develop 33 three-bedroom townhouses, three four-bedroom townhouses and 24 two-bedroom units, alongside a “generous, landscaped communal area” with playground, BBQ area and basketball court.

The planning application will remain open for public comment until November 4.
