Plans for an $8m development comprising 31 new homes in St Albans Park have been lodged with council.
Melbourne-based developers, Human Habitats, have submitted plans for the approval of an extensive housing precinct on 11,120sqm of land.
Developers of the site, at 285-287 Wilsons Rd, are seeking to clear vegetation and join two long, rectangular blocks to form one property capable of accommodating 31 single-storey dwellings.
Two houses currently sit on the subject site.
In keeping with Victorian state policy, which is seeking to “infill” unused or under-utilised land in urban areas, the developers have highlighted their intention to offer a diverse range of homes that maintain the neighbourhood’s “character”.
It comes after plans were submitted to council to expand Ingenia Gardens retirement village in the St Albans Park area to better address affordable housing options.
That planning application seeks to increase the property by another nine units on a block along Townsend Rd, a two-minute drive from the proposed housing development.
The Wilsons Rd project consists mainly of two and three-bedroom lots, but it would also feature seven four-bedroom homes.
Two of the proposed homes will have street frontage, with the remaining dwellings stretching down the length of the block, connected by a single-access roadway.
As part of the project, a large concentration of natural vegetation would be removed and replaced with garden areas that will make up an estimated 35 per cent of the block.
The proposed development is close to Whittington Link Park, the Geelong racecourse, Whittington Primary School, Gordon Institute of TAFE and Newcomb Secondary College.
A total of 55 car spaces would service residents on the block, including six spaces reserved for visitors.
The proposed plans are available for public comment or objection on the City of Greater Geelong website until June 28.
