Bisinella, Projekt Evolve pushing for housing developments in Leopold, St Albans Park

Geelong council is currently assessing the merit of two development proposals that could be home for hundreds as City Hall looks to meet the state government’s lofty housing target for the region.

A pair of multimillion-dollar development projects will provide a boost to housing supply in Geelong’s east if given the go-ahead by City Hall.

Local developer Bisinella has sought approval for a 68 lot subdivision on Ash Rd in Leopold as part of its Caspian Estate.

Separately, an application submitted by consultancy firm Projekt Evolve for 19 double-storey townhouses plus four vacant lots in St Albans Park is also before Geelong council.

Both projects would be delivered in three stages.

The first stage on Wilsons Rd would focus on the eastern portion of the 6200sq m block that sold for $1.89m in December 2022.

The seven dwellings would be accessed from an extension of Brampton Place and come with a single car garage at ground level and additional parking space.

Stage two would take in the middle section of the site and involve the subdivision of four lots, all approximately 450sq m in size.

The final stage involves construction of 12 dwellings that would be accessed from either Wilsons Rd or an extension at the end of Garnfield Place.

“The size and location of the site presents as an ideal opportunity for redevelopment for an infill multi-dwelling development and subdivision,” the application states.

Bisinella’s plans for Ash Rd span an area of more than 4ha and involve a subdivision that would create 68 lots, ranging in size from 325sq m to 710sq m.

A network of roads would be built as part of the development, including an east-west road that connects to Ash Rd and three north-south roads that align with planned roadways in a neighbouring development to the south.

“Sitting on the outskirts of Leopold, this new estate is on the doorstep of Lake Connewarre and the surrounding reserve, immersing residents in the sanctity of the local natural environment,” Bisinella says on it website.

“Caspian Estate is a short stroll from suburban shopping strips, local playgrounds and childcare centres, making it conveniently close to a variety of services in this peaceful part of town.”

The state government’s Plan Victoria set ambitious housing targets for Greater Geelong.

An additional 128,600 homes by 2051 – 60 per cent as urban infill – means higher density living is unavoidable.

“We want to make sure our kids have access to the same opportunities as our generation, to be able to buy or rent a place close where we grew up and close to family – that’s where these targets come in,” planning minister Sonya Kilkenny said in February.
