Tired old Cairns City buildings could be demolished to make way for a new and modern three storey street addition following a pitch by a well-known Far North construction firm.
In February 2024 Neater Constructions has applied to Cairns Regional Council for material change of use approval to build a new office building at 138 McLeod St.
Neater Constructions proposes to demolish their old building which will be replaced with a modern built form and facade that will bring an attractive addition to the area’s streetscape.
The total height of the building is proposed at 14.2m with a total floor area across three floors of 1303m/sq and 31 onside carparks are planned.
According to plans submitted to council each floor will host a single tenancy and internal multistorey carparking will be included within the footprint of the building.
Being zoned as a mixed use area the proposed development is surrounded by single and double story commercial buildings and residential structures on McLeod, Upward and Sheridan streets ranging from seven to two storeys in height.
“The proposed office development is a consistent land use within the mixed use zone … and complements and contributes to the range of uses within the locality,” the development application reads.
“The proposed development has been designed to appropriately respond to the natural features and constraints of the site.”
Neater Constructions was started in 1982 by Colin Neate before becoming the Neater Group after taking on Neater Homes in 1988.
The firm now has commercial, industrial, fit out and a structural construction arms and has previously completed projects for Lendlease, the state government, Garda Capital Group and Harvey Norman.
In June 2024 Neater Construction then applied for an operational works permit for sewer realignment works for the proposed development at 138 McLeod Street.
In August 2024 Cairns Regional Council approved the permit with various conditions including a traffic management risk management assessment and cleaning up of the area.
Also in August Cairns Regional Council approved the office development permit for a material change of use.
Mr Neate was approached about the development but declined to comment.
