A sleepy suburb on the outskirts of tourist mecca Port Douglas is set for a million-dollar makeover with the newly launched BeCHe development.
Family-owned company Allaro Homes, which has projects including the Half Moon Bay development at Trinity Park and the giant Casa Mia development at Gordonvale, recently received Douglas Shire Council approval for the up-market 33-lot development at Craiglie.
The council agreed to change the 2018 Planning Scheme zone for the land from tourist use – with a minimum lot size of 1000sq m – to low-medium density, with a minimum lot size of 450sq m.
Allaro business development manager Troy Cavallaro said the luxury development would take the Port Douglas architectural aesthetic in a fresh new direction as it would be Mediterranean-inspired rather than tropical with overflowing gardens.
“It is time for a change, it is different, and that is what buyers like about it,” Mr Cavallaro said.
Six house and land packages in the $55m development have already sold.
They are on blocks sized from 450sq m to 500sq m and priced at $1m-plus.
Mr Cavallaro said interest was 95 per cent from southern buyers but also from locals seeking to downsize.
He said the homes would be ideal holiday let-style accommodation.
The development at 42-52 Mitre St is opposite the Pullman Port Douglas Sea Temple Resort and Spa.
He said although the development was community title, body corporate fees would be minimal.
Palm Springs architectural features include flat roofs with clean lines, open floor plans, large windows, integration with nature using stone and wood, a minimalist aesthetic, the use of modern materials to create bold geometric shapes, and flat planes and angles.
Minimal landscaping is a feature and Mr Cavallaro said there would be “white pebble-type gardens” rather than “busy tropical gardens”.
He said the BeCHe project embodied the spirit of innovation and excellence that defined Allaro Homes.
Two-storey designs of 383sq m include four bedrooms and three bathrooms, while single story homes range from 256sq to 260sq m.
Mr Cavallaro said civil construction would kick off on July 15 and housing construction would start within four months.
Port Douglas leads the Far North charge in buoyant house prices and Mr Cavallaro said Craiglie would become part of Port Douglas.
Port Douglas was the first Far North address to break the $1m median house price, a year ago, and data shows in June 2024 the median is $1.21m – it was $662,500 five years ago.
Demand for homes in Craiglie is reflected in the median price of $880,000, a 16.2 per cent increase over 12 months – and median rent is a whopping $900.
Things are a lot more affordable at nearby Mossman, where the median has increased over five years from $320,000 to $480,000.
