Revealed: Plans for $100m luxury Novotel Brisbane South Bank tower

South Bank could have a new $100m five-star hotel by 2027 after plans submitted to Brisbane City Council last week noted a looming undersupply of luxury hotel rooms.

South Bank could have a new $100m five-star hotel by 2027 after plans submitted to Brisbane City Council last week noted a looming undersupply of luxury hotel rooms.

Merivale No 1 Pty Ltd submitted the plan for 70 Merivale St last week as an extension to the existing Novotel, operated under global hotel giant Accor.

The new building would be a 15-storey tower with 137 five-star guest rooms, including an 86 sq m presidential suite and a slightly smaller premium suite.

It will also include a wellness level to accommodate a gym, an infinity pool, hot and cold plunge pools, a steam and sauna room and outdoor shower, and a rooftop restaurant with a bar and balcony.

In a town planning report, Town Planning Alliance said the structure and appearance were designed independently, but the operation was intertwined with the existing Novotel.

“This allows critical infrastructure across the two sites to be shared, and a superior pedestrian experience to be created along Merivale St,” it said.

“Of particular note is the ability to remove all vehicular access from Merivale St and concentrate access from the existing Cordelia St frontage.”

The planner said the new tower would be designed to build on the area’s laneway and arcade culture.

Included in the submission was a report by economic research company Urban Metrics that suggested a looming under-supply of five-star hotel rooms in Brisbane.

“There is expected to be a demand for an additional 1914 five-star hotel rooms within the study area by 2028. This gap is expected to grow to 3824 rooms by 2033,” it said.

“There is a growing need for more high-end and luxury hotels to cater to the growing demand from visitors.”

The existing hotel will continue to operate throughout the development phase.
