Silverstone Developments is planning its second inner city boutique office building amid expectations of a surge in demand

A developer has proposed his second inner city boutique office building claiming there was a development opportunity amid an increase in tenant demand.

A DEVELOPER plans to build his second boutique inner city office building to take advantage of growing tenant demand.

Silverstone Developments has lodged a planning application with Brisbane City Council for a commercial building on the corner of Wickham and Church streets in Fortitude Valley.

New 10-storey, cutting-edge office tower in Newstead responds to city-fringe demand

The plan comes after the recent launch of a speculatively built office building at Stratton St, Newstead.

Silverstone managing director Troy Daffy said once Stratton St was finished in the middle of next year he planned to start construction of 458 Wickham St with a completion date on 2022.

“We believe there is a window of opportunity for boutique office space in Newstead and Fortitude Valley,” he said.

“We are finding that those tenants who are after 500sq m to 1000sq m prefer to precommit six to 12 months before completion or when the cranes go up.”

The land for Silverstone’s latest development was secured as part of a larger development with the State Government, whereby the company will construct a new four-storey gymnasium on the Church St frontage of the PCYC.

Designed by Rothelowman, 458 Wickham St will have floor area of 8200sq m and eight levels of office space.

The ground floor has an open plan entry lobby with high ceilings and an integrated coffee shop. There will be end-of-trip facilities with podium carparking above.

The building will also offer shared meeting rooms on the roof level as well as an outdoor garden with views back towards the CBD and Story Bridge.

Mr Daffy said the current environment offered a window of opportunity at the boutique end of the market.

“We see a solid opportunity to deliver boutique buildings at the boutique scale, where we can get funding support to deliver the buildings without having to wait for precommitments or presales,” he said.

“This site has some amazing attributes including the heritage and commercial character of the supporting buildings, which ensures it will never be built out, as well as its massive exposure on the busiest part of Wickham St.”
