Office tower’s free Mercedes-Benz car sharing service revs up Brisbane CBD office leasing market

THE fight for tenants in the fiercely competitive Brisbane CBD office market has officially been turbocharged.
Workers in a recently upgraded 24-level office tower are being offered a complimentary new Mercedes-Benz to car share during business hours.
And although tenant incentives are not uncommon, this one has taken office leasing wheeling and dealing in the city centre to a new high-octane level.

LSH Property Australia — linked to the world’s largest distributor of Mercedes-Benz, Hong Kong’s Lei Shing Hong — is the landlord at 300 Adelaide St.
The conglomerate’s automotive arm recently opened the doors to its new $100 million-plus five-storey state-of-the-art Mercedes-Benz dealership at Breakfast Creek Wharf in Newstead.
Meanwhile, it has also completed its multimillion-dollar revamp of 300 Adelaide St.
Among the usual array of upgrades such as hotel inspired end-of-trip facilities, it has also added a Mercedes-Benz Brisbane boutique and Motorwagen cafe to the ground floor as well as a variety of a premium services for tenants.
“In partnership with LSH Auto Australia’s dealership Mercedes-Benz Brisbane, tenants have the opportunity to book the latest Mercedes-Benz A-Class,” said leasing agent Simon Petrie from Colliers International.
“This initiative further compliments the premium and market leading nature of the services on offer at 300 Adelaide.
“It is an exciting opportunity for tenants in the building, particularly those that use public transport to and from the building but require access to a car during business hours.”
Mr Petrie and fellow Colliers office leasing specialist Kelly Moon said the building revamp and upgrade in premium services had led to a surge in leasing activity.
Eight tenants have relocated to the building since November last year, taking up more than 2000sq m of space to date.
The French Beauty Academy is one of the latest new tenants to move into the building.
It has committed to a 651sq m full-floor lease to accommodate its fourth Queensland campus and second Brisbane CBD location. The seven-year lease with a five-year option was negotiated by Mr Petrie and Mr Moon. Leasing rates in the building range from $570/sq m to $600/sq m gross.
The French Beauty Academy’s director operations David French said the space appealed because it strived to provide a premium experience for its students and staff.
“The space represented an exciting opportunity for the academy to design and build a state-of-the-art beauty focused training facility in a convenient location with premium facilities,” he said.
As well as the complimentary car sharing service, a new business lounge and conference space recently has been completed and the building also now boasts concierge services.
