‘Next generation’ Gold Coast-style beachside development rising on Sunshine Coast
The first two stages of an upmarket development designed to replicate the success of an award-winning Gold Coast project is under construction at Bokarina Beach on the Sunshine Coast.

A GOLD Coast-inspired development is under construction in one of the Sunshine Coast’s fastest-growing beachside suburbs.
And, no, it’s not a high-rise.
The BokBeach development is designed to create an upmarket lifestyle hub replicating the success of a highly-acclaimed Glitter Strip “next generation” retail and dining precinct.
It is being undertaken by BeauGroup Management, headed by Sydney developer Simon Harvey, who delivered the award-winning Capri on Via Roma on the Gold Coast.
The $25 million project on a prominent 7700sq m site along Nicklin Way at Bokarina Beach will comprise a net lettable area of more than 3000sq m over three levels.
It will feature an artisan delicatessen and food market as the central focus, with other lifestyle tenancies and essential services.
Work is well under way on the first two stages, which includes a convenience centre that will be anchored by a Shell service station and a drive-through bakery cafe. These two stages are expected to be completed and open by early 2020.
The final stage will include a ground-floor dining precinct as well as an approved 1000sq m gymnasium and other commercial space areas on the upper levels.
“Our plan is to create a destination retail and lifestyle precinct that will become more than just a retail offering, but rather a focal meeting point for the local community,” Mr Harvey said.
BokBeach will also have 74 basement-level car parks as well as 56 car spaces at street level.
Mr Harvey has owned the site, formerly the old Sunco Motors and 24-hour car wash, for the past 15 years.
“Any land along the Nicklin Way is hard to get hold of and we saw the potential of the Bokarina area a long time ago and feel the time is now right to deliver a project of this scale,” he said.
BokBeach is strategically positioned across the road from the Stockland Bokarina Beach master planned project, a major new mixed-use development.
“We’ve had strong interest from a range of businesses looking to secure a foothold within our project,” Mr Harvey said.
“But we remain committed to delivering a tenant mix that complements the vision we have in place for BokBeach, so we are taking our time to get that right.
“We took the same approach with Capri on Via Roma, which has since evolved into a highly active retail-lifestyle destination in its own right.”
On a prime holding with canal frontage in the Gold Coast’s Isle of Capri, the 6070sq m Capri on Via Roma has been lauded as a model for next-generation projects in the retail sector.
The waterfront site was initially developed by visionary former mayor, the late Sir Bruce Small, in the 1960s.
