A HIGH profile firm of legal eagles has landed a leasing coup by securing a tenancy across the entire top floor of a newly-refurbished corporate tower in Brisbane’s Golden Triangle.

Mills Oakley lawyers is set to move into its new CBD eyrie atop 66 Eagle Street, formerly Central Plaza 2, after committing to a 10-year lease.

The prime whole-level tenancy on the 23rd floor spans a total of 1460sq m and the firm is due to relocate from its existing office in Ann St later this year.

Along with being one of the city’s most prestigious corporate addresses, it offers sweeping views of the CBD and Brisbane River.

The leasing rate has not been disclosed but according to industry sources the space would fetch about $750/sq m gross.

Joseph Dean and Kelly Moon of Colliers International brokered the deal on behalf of the asset’s owners APPF Commercial and Harina, in conjunction with Rylatt Leasing’s Roland Dean, who introduced Mills Oakley.

“A top level full-floor office space opportunity such as this in the Golden Triangle is very limited and one Mills Oakley quickly took advantage of,” Mr Dean said.

“It offers great views of the Brisbane River and the CBD, and features a high-quality fit-out already in place, which Mills Oakley will re-purpose with some adjustments.”

Mr Moon said the leasing deal reinforced the precinct’s corporate status as the city’s most sought-after office location.

“And that corner occupied by 66 Eagle Street is really the heart of the Golden Triangle,” he said.

Mr Dean said 66 Eagle Street also had recently undergone a multimillion-dollar refurbishment, which included new landscaping, ground floor lift lobby with integrated cafe and state-of-the-art end of trip facilities on the mezzanine level. Plus Architecture was involved in the design and the project was delivered by Lendlease.

“The building is now one of the finest office towers in the Golden Triangle and offers a premium grade level of accommodation,” he said.

“The repositioning and refurbishment has been a game changer for the building and has spurred on significant inquiry for the limited remaining tenancies.”
