Guzman y Gomez drive-through for Indooroopilly

TACO Bell’s incursion into the Brisbane market hasn’t slowed down Tex Mex rival Guzman y Gomez, which is rolling out its latest drive-through location.

A MEXICAN wave is hitting the Queensland drive-through market as food retail chain Guzman y Gomez shifts its strategic invasion of suburbia into top gear.

It is accelerating the expansion of its Tex-Mex restaurant empire, targeting drive-through locations rather than the traditional “four walls in a shopping mall”.

After securing a seven-year lease plus options on a former Red Rooster property at Indooroopilly, the doors are set to open on the chain’s 38th outlet — and seventh drive-through location — in its Queensland franchise.

The freestanding property at 18 Stamford Rd comprises 199sq m under roof and is part of a complex of four tenancies, including a KFC outlet.

FAL Property Group’s Jeremy Conybeare struck the deal at a leasing rate of $160,000 a year gross. CBRE’s Sam McGregor introduced the tenant.

He said Guzman Y Gomez was among a number of major food retail groups aggressively pursuing locations as they expand into the drive-through market.

“There’s a lot of heat in that market at the moment,” Mr Conybeare said.

“Guzman y Gomez and groups like Starbucks, Zambreros, KFC and Zaraffas Coffee are all starting to compete for that market.

“It’s purely convenience-driven and part of a general trend we’re seeing of these groups moving away from the more traditonal four walls in a shopping mall.”

Mr Conybeare said Guzman y Gomez had tried unsuccessfully a year ago to secure a site at the same location but terms could not be agreed to.

“I knew they were itching to get into the area and that it would be an ideal fit for them,” he said.

“The KFC next door does some of the best trading revenue in Queensland and I thought that the two would complement each other nicely.

“The drive-through nature of the site also pairs extremely well with Guzman y Gomez’s new business strategy where they have identified quick access to quality takeaway as a major need, particular in suburban locations.”

Mr Conybeare said the strategy was based on research that showed a population push towards Brisbane’s outer suburbs.

“Because of that people are driving or commuting longer distances, spending more time in their cars and that lends itself to drive-through businesses.”

Mr Conybeare said he was already looking for further drive-through locations for Guzman y Gomez.
