Department of Defence aims to sell Bulimba Barracks development land by the end of the year

THE Defence Department has confirmed it has appointed a commercial agency to sell surplus land in what is the largest Brisbane riverside development site to be put on the market in the inner-city for decades.

THE Defence Department has confirmed it has appointed a commercial agency to sell surplus land around its Bulimba Barracks in what is the largest Brisbane riverside development site to be put on the market for decades.

There has been speculation over when the sale process for the 20ha site will start after the intention to divest the historic barracks — across the river from Portside and Brett’s Wharf — was announced by the Federal Government in 2015.

According to the Defence Department property disposal website, Knight Frank has been appointed to market and sell the property at 25-39 Apollo Rd on behalf of the Government with the aim of wrapping the sale up by the end of the year.

The Government will retain the HMAS Moreton site for Navy personnel, Reserves and Cadets.

“When sold on the open market, any party who is eligible to purchase property in Australia may bid for the site. This includes the State Government and local council,” the website said.

The Barracks is expected to attract strong interest local, interstate and offshore developers given its waterfront location and proximity to ferries, the vibrant Oxford St precinct, Portside Wharf and the city centre.

Last year the Brisbane City Council adopted a plan allowing the site to be developed and the much debated masterplan was incorporated into the Brisbane City Plan 2014.

The Bulimba Barracks, which has local heritage significance, was rezoned from a Defence zone precinct to an emerging community zone, allowing a maximum building height of five storeys.

The Defence Department said it has completed the recommended remediation work to address contaminants unique to Defence activities. It said contaminants remaining at the site are not unusual for any typical metropolitan redevelopment site.

The Barracks is part of almost 600ha of surplus land in regional Queensland that the Defence Department is seeking to offload this year.

On the sales list is the Maryborough Rifle Range, a 190ha site on Walker St, 3km from the city’s town centre. According to the website, the Fraser Coast Regional Council has expressed an interest in the site.

It is also selling 202ha of surplus land around the Frenchville Rifle Range at 714 Norman Rd, Norman Gardens, in Rockhampton and is in negotiations with the Mackay Regional Council to sell the 170ha Mt Vince Rifle Range, 45km west of the city.
