AN office building developed by the local Greek Orthodox Church community in West End has secured its first tenant.

The Queensland Aboriginal and Islander Health Council (QAIHC) has a five-year lease with options for the whole four-level building at 36 Russell St.

Elders Commercial’s Ben Hackett, who struck the deal with Robert Koster, said the fit-out has started and QAIHC will relocate from an older office building at 55 Russell St in late September or early October.

“They wanted to move into something more modern and they wanted to stay in the precinct,” he said.

“And because QAIHC only had to move across the road they saw great value in that and being able to take the entire building gave them substantial signage rights.”

The building, with a gross lettable area of 1574sq m, is on the corner of Browning St, was developed over three lots by the Greek Orthodox Community of St George. QAIHC will pay $613,860 gross a year plus GST.

Mr Koster said while other groups were interested in the building the timing was right for QAIHC.

“Having a solid not-for-profit organisation like QAIHC take the whole building made sense to the owners,” he said.

“The right space came along for the right tenant.”
