House and land packages are selling in record time across all parts of greater Brisbane but there are still a few spots available for those who are prepared to get in quick.
Many big home builders are reporting a huge spike in sales with some no longer able to guarantee they can meet the December deadline for those wanting to use the HomeBuilder grants, while others have started fast tracked processes.
Coral Homes CEO Steve Foley said eligible customers can get up to $40,000 towards a new home when using the HomeBuilder scheme and Queensland’s First Home Owner Grant program plus stamp duty concessions and other incentives.
“In conjunction with historically low interest rates, there’s probably never been a better time for first home buyers to enter the property market,” Mr Foley said, but he warned potential homebuyers would need to act quickly if they wanted to take advantage of the HomeBuilder grant.
“We have limited opportunities available due to the high volume of people wanting to take advantage of this short-term incentive,” he said.
Like other builders, he said the industry needed to know now, not in December, whether there would be any extension to the scheme.
Metricon director and general manager northern states Jason Biasin said more than 400 customers had signed up to use HomeBuilder since the scheme was announced in June.
“We currently have more than 50 HomeBuilder grant homes already under construction,” Mr Biasin said.
“With our Fastrack contract guarantee, we can get a contract issued to new home buyers within one week, to ensure that they can take advantage of the HomeBuilder grant and get their homes under construction within the deadline.”
He said the government should extend the scheme beyond December 31 and also extend the current 90 day limit from contract to the start of construction, which would help decrease the chance of a bottle neck of jobs.
Plantation Homes general manager Alex Raleigh said it had also launched a guarantee program.
“In order to guarantee customers that we get them a contract by the government’s deadline, on Saturday we launched our new 31 December Contract Guarantee program.”
Ausbuild director Matthew Bell said since the HomeBuilder scheme was launched the company had sold more than 160 homes to clients who had qualified for the $25,000 grant.
“We would encourage the Federal Government to consider an extension of the grant due to the, now lack of, registered land that will enable qualification for the scheme,” he said.
“The major challenge for clients right now is finding land in (south east Queensland) that will enable them qualify for the $25,000 with the conditions in place.”
CJ Homes said it was still taking contracts from buyers who were pre-approved for finance and in many areas it was a matter of hunting for blocks for specific buyers which may have been sold but have come back on the market in the last few days.
