A Byron Bay developer has been given the green light for a $100m precinct in the heart of the tourist hub. Take a look at the ‘next level’ project where penthouses will cost over $4m.

A “next-level” $100m boutique residential building has been given the green light for development in the heart of Byron Bay.

Property and investment firm JD Property Group has secured development approval for a precinct in the centre of the northern NSW town.

The Secret Garden, owned by Jason Dunn, comes as the local developer won the prestigious National Award for Excellence in Boutique Development last year for his Jonson Lane precinct.

The DA approval was for a 2725 sqm parcel which spans two sites at the corner of Jonson and Kingsley streets. It will have 22 residential apartments, including luxury, custom-built penthouse suites, alongside 10 upscale retail and hospitality tenancies on the ground floor. JD Property Group managing ­director Jason Dunn said the precinct would showcase the best of Byron Bay.

“As a proud local, I am excited to showcase the best of Byron Bay in a world-class, luxury precinct,” Mr Dunn said.

“Every element has been thoroughly considered and designed. From partners to products, we have aimed to work with our local community at every stage.”

The development is set to be built in the middle of Byron Bay, which is a popular haven for celebrities and influencers.

Mr Dunn said he wanted to take things to the next level in his home town.

“We’ve taken everything in this project absolutely to the next level,” he said. “Secret Garden has got incredible interior design, incredibly well thought out landscaping, with the rooftop area with a pool, sauna and ice baths – it’s just like living in a luxury hotel.”

The apartments will be styled by Island Luxe, a high-end multibrand retailer.

“We have also worked with a local designer to deliver a rustic, coastal, and authentic style emulating the Byron Bay coast and hinterland, not yet seen in residential apartment living,” Mr Dunn said.

“They have to be, in my humble opinion, probably the best high-end and multibrand retailer in Australia.

“We were inspired by that level of finish and quality that we wanted to provide effectively a $20m home at a $2m-$4m price in town.”

The apartments range from two to four bedrooms and are priced from the mid-$2m range. A sales campaign will be launched this month with local agents and prospects being offered a sneak peak.

A two-bedroom apartment will cost north of $2m, while a penthouse suite will cost more than $4m.

Construction will begin in July and the project is likely be completed by the end of next year.

Byron Bay developer Mr Dunn said he would offer potential buyers the ability to combine multiple apartments into a larger penthouse suite.

“We think there’s a really big market for people who are coming out of luxury houses and want a serious amount of space,” he said.

“If there is a buyer out there who wants to combine, say, two four-bedroom apartments and create a super penthouse, we will work with them to do that.”
