An entire suburb has been built around a tightly held block of land in Perth’s southern suburbs, but after decades of holding out selling to developers the family have just listed the six acre site for sale.

The six acre Wattleup Road property in Hammond Park has been owned by the same family for nearly four decades.

The property is expected to be highly sought after by developers with estimates it would attract offers in the mid to high $3 millions.

Property development services firm Effective Property Solutions said the development site would pave the way for the creation of new housing and retail services in the in-demand southern suburb.

Head of property investment Ollie Salimi tipped the site would be sought after by medium density and mixed-use developers.

“At 2.34 hectares, 466 Wattleup Rd is a prime urban infill or mixed-use residential, retail and commercial development project in a major growth corridor,” he said.

“We expect a lot of interest in this site as Hammond Park’s existing and nearly fully built-out residential land estates are in very high demand from young families, thanks to an array of schools and new public amenities in this now flourishing area.”

On the property is double brick home with 4 bedrooms, 2 bathrooms and a semi-detached 2x1 granny flat located.

Originally just over four hectares, a portion of the land was sold off to make way for the extension of Hammond Rd.

The land is zoned development under the City of Cockburn’s Town Planning Scheme and urban under the Metropolitan Region Scheme.

Hammond Park is 27km from Perth CBD with a median house price of $690,000 at July 2024.
