The most expensive Perth homes sold in 2022
In the luxury property market, Perth prices are seen as offering excellent value which attracts buyers from Sydney, Melbourne, Hong Kong and Singapore.
REIWA chief executive Cath Hart said while there had been some softening across all the premium suburbs, the top-end price brackets for 2022 remained strong.
“While some high-end suburbs have recorded growth exceeding 10 per cent, overall there has been a slowdown in growth and sales volumes in these areas compared to 2021,” she said.
“The luxury, waterfront sector is performing extremely well, as it almost always does.
“The rate of inquiry remains high, and we are seeing this from locals in Perth, as well as expats from over east looking to return here and people looking to move to Perth for the first time.”
Here are the 10 most expensive houses sold in Perth this year.
1. $19.5m - Majestic Close, Applecross, sold February 1
Prominent WA eye surgeons Tze Foon Lai and Johnny Wu purchased this palatial masterpiece in the tightly held enclave of Applecross from Pauline Langford. Situated on 2508 square metres with a 38-metre river frontage, it offers some of the best river and city views Perth has to offer.
The house spans three levels and has been designed to make the most of the incredible views on offer. Its timeless design is inspired by the work of famous American architect Addison Mizner, known for creating extravagant Florida mansions.

The home has a 41 metres frontage on the Swan River, and includes a study, drawing room and cellar. Prominent Perth property developer Nigel Satterley lives two doors down at the heritage-listed Chiritta cottage.
3. $16.5 million - Jutland Parade, Dalkeith, sold February 6
After more than five years on and off the market this mansion built in 1973 in Dalkeith sold to RAT importers Matthew Fry and his partner Anna. The riverfront Georgian-inspired palace on Perth’s millionaire’s row is on a 2372-square-metre block with a 41-metre-wide river frontage.
Fry’s Bayswater business AM Diagnostics was the first Australian company to receive approval from the Therapeutic Goods Administration to supply rapid antigen tests domestically. It was one of three companies the state government procured millions of RATs from to deliver free to households.
4. $15.6m - Salvado Street, Cottesloe, sold July 25
Billionaire Andrew Forrest snapped up the heritage-listed property Le Fanu from fellow mining magnate Stephen Wyatt. Originally built in 1893, the property was on the market for more than two years. On a 1492-square-metre block, the home features six bedrooms, six bathrooms, floor-to-ceiling arch windows in the lounge room, a 10-car garage with a marble floor, wine cellar, and internal lift.
5. $12.1m - Marine Parade, Swanbourne, sold September 13
Influencer Rayna Hardwick purchased this three-bedroom, two-bathroom home on a 936-square-metre block from Henty Venn Money.
6. $9.75m - Truro Place, City Beach, sold March, 16
Businessman Shane Smith purchased this iconic David Hillam-designed home, recognised by its curved concrete exterior, from Maxine Robinson. The homes features about 1000 square metres of living space, a separate guest apartment, an au pair’s quarters and three king-size minor bedrooms.
7. $9.35m - Baldwin Avenue, Mount Pleasant, sold January 8
Perth Heat owner Rory Vassallo purchased this four-bedroom, four-bathroom home from Stephen and Antoinette Di Virgilio, part of the family who set up DVG Automotive Holdings. The modern home boasts a fully fitted and acoustically treated home theatre, with tiered seating and bar, a professional-grade golf simulator, gym and steam room.
8. $7.77m - Irvine Street, Peppermint Grove, sold January 2
Bannister Downs dairy owner Suzanne Daubney purchased this exclusive residence on the river end of Irvine Street. The house features an elevator that services all three levels of the home, games room with bathroom, gym and terraced pool and spa area.
