Listed property trusts holding industrial assets, including Growthpoint Properties Australia and a Charter Hall-run fund, are booking strong valuation gains as demand for logistics assets pushes prices higher.

Growthpoint Properties Australia booked a 10.9 per cent gain in the value of its industrial portfolio, lifting it by $146 million to $1.5 billion. The cap rate –- an industry metric akin to investment yields and an indicator of value – sharpened by 54 basis points to 5.2 per cent.
