Are conditions around unlisted funds a recipe for disaster?

While they have had a stellar run, investors should be cautious as momentum in commercial property slows.

Dugald Higgins, the head of Real Assets & Listed Strategies at Zenith Investment Partners, has analysed, and rated, unlisted commercial property investment funds for near 20 years, through the boom of the 2000s, the bust of the GFC, the lingering pain of the aftermath, and the solid gains of recent years.

This week I asked his opinion of the latest crop of unlisted managed funds – I will call them syndicates – for retail investors in commercial property.
