Rental prices have dropped across more than 20 SA suburbs and towns over the past three months, saving some prospective tenants up to $45 per week.
Latest PropTrack data reveals 26 areas recorded slight decreases in their median rent for houses over the September quarter.
Flinders Park in Adelaide’s west had the biggest decline, with its median weekly rent falling 7.56 per cent – or $45 per week – to $550 in the three months to September.

Fulham followed, dropping 6.67 per cent to a median of $560 per week, then Kidman Park (6.38 per cent to $550), Encounter Bay (6.25 per cent to $450) and Loxton (5.71 per cent to $330).
Turner Real Estate chief executive Emma Slape said some properties that had been listed for rent for a while were having their prices reduced to a point the market thought was fair, which could explain the declines in many areas.
She said demand was also easing ahead of the busiest period for the rental market, which was traditionally the start of the new year, and that could be impacting prices.
“I wouldn’t say falling rents are a trend right through the market, but we’ve definitely seen stabilisation over the past six months,” she said.
“I don’t believe it’s going to signal there’s going to be falls across the market.”
Ray White Port August-Whyalla business development manager Jess Press said easing demand as many projects in the area finished up was likely responsible for slightly declining rents in Port Augusta and Port Augusta West (where rents dropped 1.67 per cent to $295 per week and 3.03 per cent to $320 per week respectively).
“I think rents overall are still going up, it’s just stabilising compared to what it was 12 months ago,” she said.
Particularly in Port Augusta West, she said there were more rentals available now than there had been in the past.
“People snap up properties in that area because there’s some good spots there,” she said.
Meanwhile, the data showed there were five suburbs where the median weekly rent for units fell in the September quarter.
Semaphore recorded the highest decline at 10.53 per cent, knocking $40 per week off its median weekly rent, which is now $340.
