Construction has begun on the first stage of a $2.5bn mega project next to Pacific Fair.

Prolific developer Aniko Group has broken ground on the first of the four-tower mini-city The Landmark at Mermaid Beach.

Aniko boss George Mastrocostas, who launched the project on Wednesday night, said construction of the 240-unit building would run until 2027.

“To simultaneously launch and begin construction on The Landmark represents more than just a milestone; it’s a clear and confident statement about our intent and capability,” he said.

“In a climate where delivery risk remains a key concern for both developers and buyers, our ability to mobilise and commence construction on a project of this scale speaks to the depth of planning, experience, and belief behind it. Quiet confidence and disciplined execution have always underpinned our approach.”

The development is earmarked for a 1.13ha site on the corner of Seaview Ave and Gold Coast Highway which Aniko bought for $32.5m in 2022.

The development, which will have a 53-storey supertower at its heart, along with residential buildings of 25, 30 and 40 levels, was approved by the Gold Coast City Council in 2023.

It will ultimately deliver nearly 900 new residential units to the market.

Mr Mastrocostas said the development would be delivered by his company’s in-house builder.

“Having our in-house construction team build The Landmark allows us to maintain oversight across every detail and progress with absolute confidence, even as the broader industry faces significant headwinds,” he said.

“This development will generate jobs, elevate expectations, and enrich the urban fabric of our city. It’s a privilege to play a role in shaping that future.”
