Gold Coast housing prices skyrocket

A two-storey absolute beachfront unit block at Tugun is to make way for a seven-storey complex.

Prolific developer Spyre Group wants to build the high-end complex on the site of the Shoreside Building on Tugun’s Dune Street. It will have nine units and 33 bedrooms.

The existing complex, which was built in the 1970s, will be demolished to make way for the development, which is expected to be aimed at the top end of the market.

Spyre Group, headed by Daniel Laruccia and Andrew Malouf, is behind several proposed Burleigh Heads developments, including the three-storey “uber luxury” Glasshouse on Goodwin Terrace.

The Tugun project will be just a short distance from the proposed Stage 4 of the light rail, which is earmarked for the Gold Coast Highway.

One of the stations, proposed for a site at Toolona St, will be just 200m from the development.

In a letter to council, Spyre said the project was part of a change coming to the southern Gold Coast.

“Dune St embraces the nuances of beachfront living with confidence and the design is proactive in creating a series of indoor/outdoor spaces that support comfortable, subtropical living year-round – not just on the occasional perfect day,” the letter reads.

“The proposal’s materiality is honest about its construction, expressing concrete, masonry and metalwork, in keeping with the built form context.

“The colour palette is warm tones and natural colours.

“The concrete and masonry elements are a warm sand colour, reflective of sand underfoot. “Bronze details and occasional green highlights speak to the natural quality of the palette, and provide a subtle biophilic reference to the Norfolk Island pines which contribute to the site’s unique place character.”
