A leafy street lined with some of Adelaide’s finest homes has been crowned the city’s most expensive – but not the one most would expect.

The Common at Beaumont has the highest median house price of any street in the state at $2.88m, an analysis by Ray White Group reveals.

The data analysed all residential house sales – including those outside Ray White – recorded by the Valuer General across SA in the three years to September 2023.

Streets were excluded if they had less than five sales during the period, or if their median value had either exceeded 15 times its suburb’s median price or fallen below 20 per cent of it.

Had the data analysed gone further back in history or included sale price results not publicly disclosed, Robe Tce in Medindie and Victoria Ave in Unley Park would have ranked highly on the list.

Ray White Group data analyst William Clark said there were several reasons streets renowned for their pricey properties weren’t higher on the list.

“If places are tightly held, they might disappear from the list all together,” he said.

Mr Clark said Adelaide’s list changed more often compared to other places because the street medians were much lower and they fluctuated more.

“As with Brisbane, being a smaller city means the most expensive streets are not at the extreme end that we see for Sydney and Melbourne, and are not over 50 times the price of the most affordable streets,” he said.

“That’s unique to Adelaide, and I guess really encouraging as well.”

The Common’s median was just $289,500 higher than its nearest rival’s – Edmund Ave in Unley, which had a median of $2,590,500.

However, it was $1.168m above Beaumont’s median house price of $1.712m, according to latest PropTrack data.

Klemich Real Estate director Matt Smith – who has sold two properties on The Common in the past year, each for more than $3m – said it was a sought-after spot.

“The owners on The Common are very houseproud, they maintain their homes beautifully and there’s some spectacular properties,” he said.

“They range from beautiful old mansions to some really modern mid-century-inspired homes.

“There can be some stark contrast in architecture but they all live in harmony.”

Mr Smith said the fact that each house on the street faced a central park was also a drawcard.

“It’s a privilege for the owners on The Common to have parkland frontage – it gives them an almost Adelaide Hills feel,” he said.

Behind The Common and Edmund Ave, Malvern’s Eton St, Kingswood’s Halsbury Ave and St Peters’ Fourth Ave rounded out Adelaide’s top five most expensive streets.

Meanwhile, Cushen St in Smithfield Plains was the city’s most affordable street, with a median house price of $188,250.

It was followed by Davoren Park’s Worden St, Elizabeth Park’s Marshalsea Rd, then Davoren Park’s Bulkington and Brimsdown roads.
