ADELAIDE’S railway network is a massive drawcard for househunters, with agents saying buyers are prepared to pay more to be near the sought-after amenity.
New realestate.com.au data analysing properties within 1.5km of Adelaide’s train stations shows the greatest value growth over the past 12 months can be seen in Adelaide’s foothills.
Houses within 1.5km of the Pinera station on the Belair line – which includes areas of Belair, Glenalta, Torrens Park and Blackwood – experienced the greatest increase in median house price.
House prices in this area increased 31.7 per cent over the past year to a median of $790,000.
The Adelaide Showground station – which services both the Belair and Seaford and Flinders lines – also proved a hotspot for value growth.
House prices within 1.5km of this station increased 30.2 per cent over the past year to a $970,000 median.
Belle Property Unley principal John McRostie said people saw proximity to Adelaide’s electrified train network as a real asset.
“It’s a real selling point – public transport wasn’t the priority five years ago that it is now,” Mr McRostie said.
“They’re quiet, they’re efficient – I think Adelaide’s public transport system is pretty good.
“If you’ve got access to the train you don’t need to use the car, so there are enormous benefits.”
Up north, houses prices within a 1.5km radius of the temporarily closed Salisbury station on the Gawler line – which includes Salisbury, Salisbury Downs, Parafield, and part of Parafield Gardens – have increased by 21.1 per cent over the past 12 months to $237,000.
Down south, house prices within 1.5km of the Seaford station increased 21.5 per cent over the past year to $480,000.
Harcourts Wine Coast agent Carly Frost said the Seaford real estate market had boomed since the extension of the train line to service Adelaide’s more distant southern suburbs.
“It just makes it that much easier to commute for work or study and also for people that just want to go to the city on the weekend,” Ms Frost said.
“When I’m talking to buyers at an open, when you bring up how close it is to public transport their eyes light up.
“People are definitely prepared to pay more to be closer to the train and there are pockets down here that are closer to it that certainly command a higher price tag.”
Adelaide’s most valuable station is Millswood on the Belair line.
The median house price of suburbs within 1.5km of this station – which includes some of Adelaide’s wealthiest suburbs including Unley Park, Malvern, Torrens Park and Parkside – is $1.201 million, an increase of 29.8 per cent on this time last year.
