Rising interest rates and the increasing cost of living haven’t deterred househunters from chasing their dream homes – and paying big bucks for the luxury.
South Australia’s real estate market had a cracker of a year, with the top 10 homes selling for a combined and jaw-dropping $63.8m, smashing sales records.
A luxurious character home in one of Adelaide’s most-sought-after suburbs, a Scandinavian-inspired luxury beachside escape and a stately mansion were among SA’s top 10 house sales for 2022.

Property records show all the top 10 houses sold for more than $5.5m.
However, coming in at the No. 1 spot was 10 Robe Tce, Medindie, a luxurious six-bedroom home that sold for an eye-watering $9.25m.
Offering luxury living at its finest, the 1885-built grand Victorian home sits on a huge 3981sq m allotment on arguably Adelaide’s most prestigious street.
John Williams, of Williams Real Estate, who along with wife Stephanie was involved in five out of the top 10 sales, including the top sale, said luxury properties were selling within a couple of weeks of hitting the market.
“Traditionally, luxury homes in SA offered really good value but this year the (price) growth we have experienced has been phenomenal,” Mr Williams said.
“While the luxury real estate market in Adelaide has been amazing for the last three years, in the past 12 months there’s been a low level of supply of luxury homes and there are a lot of buyers. The demand is outstripping the supply.

“Prices in SA are still holding, which is a reflection of demand for luxury properties. We sold over a dozen properties priced over $5m in this calendar year.
“In fact, $5m has become quite a normal figure.”
With a private 2km-long beach, custom-built helipad, dune buggy racetrack and an aquaponics geo-dome, The Dunes, at 400 Coopers Beach Rd, Nalyappa, on Yorke Peninsula, was the second-most expensive sale of the year.
The Max Pritchard designed, Scandinavian-inspired home sold for $8.25m, setting a new benchmark for residential sale prices in regional SA.
The six-bedroom residence was sold by Grant Giordano, of Giordano & Partners, with co-agent Deborah Cullen, of Cullen Royle.
“What made the property so special was that something like it simply didn’t exist anywhere else. It was sold all-inclusive with a styling package,” Mr Giordano said.
An imposing character mansion at 5 Fitzroy Tce, Thorngate, which sold for $6m, bagged the third spot.
Coastal properties were equally sought after, with a luxurious four-bedroom beachside home at 29 Esplanade, Somerton Park (No. 4) selling for $5.99m, while a grand beach villa at 293 Esplanade, Henley Beach (No. 8) sold for $5.66m.
Craig Smith, of Gary J Smith Real Estate, who sold the Henley Beach home, said demand for luxurious beachside homes had continued to surge this year.
“Adelaide’s coastline is much sought after, not just among interstate buyers but international buyers as well,” he said.
