A small shopping centre in the Gold Coast’s far north is on the market.
Crosslife is selling the Lakeside Community Centre in Upper Coomera after having built it in 2012.
The 4917 sqm building on Rose Valley Drive is being marketed by Colliers and Crawford Property and will deliver its new owners an annual net income of $334,168.
It has six tenancies including its anchor – the 100-place Young Discoverers childcare centre – and is sitting at 96 per cent occupied, with a single 51 sqm space free.
Colliers Gold Coast director-in-charge Steven King said the site was expected to attract a lot of interest.
“This thriving centre is a rare offering in the current market where assets of this quality and tenant mix are very tightly held,” he said.
“The property is anchored by a 20-year net lease to an established childcare provider, ensuring a stable and lucrative investment until 2042, while additional tenants include an NDIS support provider, convenience store, cafe and occupational therapist.”
Mr King said retail holdings were in high demand given the lack of offerings on the market.
“Last year we saw a significant downturn in the volume of retail asset sales which reflected the lack of opportunities being presented to the market, particularly at the institutional investor level,” he said.
“In the absence of these opportunities, private investors are seizing on acquisitions as they arise, particularly in the neighbourhood and convenience retail space, and we are confident that Lakeside will generate significant interest, particularly among local buyers.”
James Crawford, of Crawford Property, said he expected significant interest in the property.
“The property benefits from its lakeside location in a peaceful residential setting while offering premium and unique retail space in Upper Coomera, an area that has benefited from exceptional population growth in recent years,” he said.
“The current tenant mix delivers the right balance of services for the local community and acts as a key location for locals to meet and socialise.
“We’re expecting this property to generate significant interest, particularly from private investors looking for stable returns. This property also provides future growth potential through repositioning opportunities.”
